How we handle sand mastic in Kiltarlity

Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant and we will explain which is best for yours. Typical jobs include gaps where the frame meets the masonry and mastic round period door frames that has failed, on tenement windows, timber door frames and sash and case windows.

Outdoor sealant needs a dry surface, so window work around Kiltarlity is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

A 12-month guarantee comes as standard.

When to call us in Kiltarlity

Some old mastic was never deep enough. A thin layer does not hold well, which is why we pack deep voids first and get the depth right.

The most common problems we see are:

  • Tired mastic found when preparing windows for paint
  • Old sand mastic that has cracked, crumbled or fallen out
  • Draughty sash windows at the surround
  • A silicone bead on a sash window that spoils the look

Around Kiltarlity, as everywhere, sand mastic is only as good as the preparation behind it.

Questions to ask before booking

  • Whether they seal over old material or remove it
  • When the joint can take water or movement
  • Are they insured?
  • Whether you can choose the colour

Choosing a sealant specialist

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a single window, longer for several, and the area is left clean. Outdoor work around Kiltarlity depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

Preparing for the visit

  • Mention any tricky access
  • Clear the area around the work
  • Let us know about earlier repairs to the joints

Advice

What we cannot put right

A few problems are outside what sealant work can do:

  • Whether work needs listed building consent
  • Sash cords, weights and draught-proofing of the sashes
  • Decayed frames that need repair

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Sash and case windows
  • Timber door frames
  • Brick reveals
  • Stone surrounds
  • Tenement windows
  • Period & listed homes

Different surfaces, different methods

Period and listed homes

Period homes look their best with traditional materials.

Timber door frames

Doors face weather and wear and the mastic can crack early. It’s renewed by hand.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Ask the planning authority about consent for listed or conservation-area homes
  • Keep sills and gutters clear so water drains away
  • Sort the mastic before the decorators arrive
  • Have rotten timber repaired before new mastic goes in

Do not run silicone over the new mastic. If anything cracks, get it looked at before trying a quick fix.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall so early renewal protects both.

Questions from Kiltarlity

Do you cover Kiltarlity for sand mastic?

Yes, Kiltarlity is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Can you help a landlord with a rental near Beauly station?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Where are you based?

Mr Mastic is based in Crawley. We cover Kiltarlity and the rest of Highland.

Is there any odour?

Some sealants have a smell while they cure. Opening a window helps.

Can you quote for more than one area?

Yes. Just list everything you need and you will get one quote.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Is the work guaranteed?

Every job comes with our one-year guarantee, and we’re fully insured.

What happens if it’s left?

Before painting the windows, it pays to renew the mastic. Paint over cracked mastic will not stop the gaps, and the new mastic is traditionally left unpainted. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
