Your questions about bathroom resealing in Kiltarlity
Can you help a landlord with a rental near Beauly station?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Is Kiltarlity within the area you cover?
Yes. Kiltarlity is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you guarantee your resealing?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
My sealant has gone black. Can you sort it?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Can I choose the colour of the sealant?
You’re not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
About our bathroom resealing in Kiltarlity
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on kitchen worktops & upstands, sinks & splashbacks and basins & vanity units, and common reasons people get in touch are shrunken sealant along the back of a worktop and black spots spreading through the bead.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

Bathroom resealing in Kiltarlity: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Beauly station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Aftercare tips
So the new joints stay in good condition:
- Keep bottles off the sealant line
- Wipe the sealant dry after showering
- Keep an eye on the corners, where splits start
- Wipe up water along the back of the worktop
Keep water off the new bead until it has cured, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
When it is not the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Cracks in the tray itself rather than the joint
- A leaking waste, trap or valve
- Cracked or missing grout between tiles (that’s regrouting)
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
Surfaces we seal
- Kitchen worktops & upstands
- Baths
- Basins & vanity units
- Wet rooms
- Shower trays & enclosures
- Sinks & splashbacks
What the job involves on each surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.
Do you need bathroom resealing in Kiltarlity?
Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out give mould all the damp it needs, and mould that has grown into the silicone normally won’t clean off.
Any of these means the joints need attention:
- Cracked, shrunken or lifting silicone
- A joint torn by a bath that flexes
- Black spots spreading through the bead
- Leaks into the floor or ceiling below
Around Kiltarlity, as everywhere, bathroom resealing is only as good as the preparation behind it.
What your quote should include
- The length of the guarantee
- Is VAT in the price?
- Whether all the old sealant comes out first
- How much experience the applicator has
Leave it or put it right?
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In an older home around Kiltarlity, damp from a failed joint can get into timber and plaster.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What happens on the day
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the amount of work. For a place like Kiltarlity, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Tell us about access, such as stairs, a lift or high-level joints
