New build mastic in Kiltarlity, done properly
Some owners wait for the first year’s movement before having joints redone. For small cosmetic gaps, that’s reasonable, but a failed shower or bath seal shouldn’t wait. We work on skirting & floors, windows & doors and bathrooms & en suites, and common reasons people get in touch are internal frame sealant that has split and smeared, uneven beads picked up at snagging.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
Big or small, it’s backed by our one-year guarantee.

What happens if it’s left?
Water getting past a failed seal in a new build reaches walls and floors that are still settling. Dealing with it early keeps the damage away from ceilings, floors and finishes. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What affects the cost of new build mastic
We quote each job individually. This is what makes a difference:
- Access and height
- Mould in or behind the old joints
- Any working-time requirements on site
- The number of rooms or windows
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Asking for a quote
To make quoting easier, please include:
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints
- Whether it’s a home or a business
- Any previous sealing or DIY work
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Ventilate bathrooms well, especially in the first year
- Look at the sealant regularly in the first couple of years
- Put sealant faults on your snagging list early
- Photograph failed sealant before it’s redone
Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry and can be resealed later.
Don’t let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you.
New homes and floors in Kiltarlity
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Kiltarlity is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.
For new homes near Beauly station, it’s worth checking the sealant early, while snags are still fresh.

What we do, step by step
At the end, we look at the finished work together. The work normally takes a few hours in a single home, depending on how much there is to do. Outside jobs in Kiltarlity need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
Before we arrive
- Keep pets and children clear of the area while we work
- Mention any tricky access
- Clear the area around the work

Advice
When something else is needed
Before you book, it’s worth knowing the limits too:
- Broken tiles or a split tray
- Deciding who is responsible under a builder’s warranty
- Leaking fittings rather than failed sealant
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Signs you need new build mastic in Kiltarlity
When the heating goes on in the first winter, the house dries fast. Gaps open along skirting, frames and worktops.
Most people get in touch when they notice something like this:
- Second-fix sealing on new plots
- Beads laid onto grit and dust from the build
- New-build shower sealant that has already split
- Gaps behind new kitchen upstands
In and around Kiltarlity, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
