New build mastic in Dores

About our new build mastic in Dores

New homes move as they dry out. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. We’re often asked to deal with cracked sealant around new window and door frames and joints pulling apart as timber shrinks, on plot handovers, skirting & floors and bathrooms & en suites.

Around smaller Scottish places like Dores, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Your job is guaranteed for a year, as with all our work.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Cracking that points to a structural problem
  • Damaged fittings that need replacing
  • Movement caused by a poorly fitted tray or bath

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Skirting & floors
  • Kitchens
  • Plot handovers
  • Bathrooms & en suites
  • Windows & doors
  • Show homes

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What affects the cost of new build mastic

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • Which sealant suits the joint
  • The number of rooms or windows
  • Working hours on commercial sites
  • Mould in or behind the old joints

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear price before work begins.

What we need to know

When you contact us, it’s useful to know:

  • Whether it has been sealed before
  • Where the property is
  • Pictures of the joints, sent by email
  • The rough size of the job

Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job, and we will take it from there.

Dores: your questions answered

What guarantee comes with new build mastic in Dores?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Can you do new build mastic in Dores?

Yes, Dores is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Can you work from my snagging list?

Yes. Send it with pictures and we will quote for the sealant items. If something isn’t sealant, we will say so.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.

What the job involves on each surface

Show homes

We seal show-home bathrooms, kitchens and frames ready for viewings. Tell us when the home is open so we can plan around it.

Skirting and floors

Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. We seal them with a sealant suited to wet areas.

How it works

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to several days, depending on the number of plots from start to finish. For a place like Dores, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Preparing for the visit

  • Move anything stored near the joints
  • Mention any leaks or damp you’ve noticed
  • Keep children and pets away from the work area

Related advice

Leave it or put it right?

Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. Around Dores, water from a failed joint in an older stone home can soak into timber and plaster.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.
