Glazing silicone in Dores

How we handle glazing silicone in Dores

Not every silicone suits glass. We use a neutral-cure glazing silicone that is suited to glass and the frame, finished with a neat, even bead. We are often asked to deal with sealant that was laid over old silicone and failed and rooflight joints letting water in, across conservatory frames, glass-to-glass joints and rooflights.

Mastic can only go onto a dry joint, so outside work in Dores depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Common problems we fix in Dores

New silicone over old silicone will not bond. Plenty of leaks come from a quick top-up over the old bead leaving a path for water.

It’s worth asking for a quote if you see:

  • Glass-to-glass joints that have split
  • A quick top-up bead that didn’t last
  • Glazing silicone that has cracked or come away
  • Failed sealant around rooflight glass

Homes close to Dores Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What your quote should include

  • How the joint is cleaned and prepared
  • What happens if the job turns out different
  • What the quote includes, VAT included or not
  • How the colour is chosen

Quotes for glazing silicone in Dores

The quote reflects the job in front of us. We look at:

  • The number of rooms or windows
  • Access and height
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove

What you pay reflects the work, not guesswork. That’s why we ask about the job first.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The rough size of the job
  • Where the job is, and your postcode
  • The type of property
  • Photos by email, if that’s easy

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear quote before any work starts.

Dores: your questions answered

Can you do glazing silicone in Dores?

Yes, Dores is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Is glazing silicone in Dores guaranteed?

All our work, in Dores and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you offer different sealant colours?

Normally, yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before we start.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

What do you need from me for a quote?

Tell us what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.

Will the old sealant be removed?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Surface by surface

Shower screens

Frameless screens rely on silicone at the base and wall. We renew it without marking the glass.

Glass-to-frame joints

The sealant must stick to glass and frame alike. We use a glazing silicone suited to each.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Stick to mild cleaners on glass
  • Keep harsh solvents off the silicone
  • Check the gutters above the glazing for debris
  • Run a squeegee over the glass when you are done

Keep conservatory gutters clear so water does not back up against the seals. Blocked gutters can push water where it shouldn’t go.

Damp patches, drips and condensation along a joint are worth checking. The cause may be sealant or another part, and we will tell you which.

How it works

We keep the work tidy and contained to the joints we are treating. Expect the work to take anything from an hour or two to most of a day, depending on the size of the job, and we explain the cure time before we leave. Somewhere like Dores may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Dores is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out.
