Glazing silicone for homes and businesses in Inverness
Sealant on glazing doesn’t last for ever. Sun, rain and movement wear it down and cracked joints let water in. Renewing it keeps glazing joints doing their job. We work on glass-to-glass joints, shower screens and glass-to-frame joints, and people most often call us about sealant that was laid over old silicone and failed and water tracking down the inner face of the glass.
In a town like Inverness, plenty of homes have harled (roughcast) walls, and sealing a frame against rough harling takes a sealant that grips and moves. A bead that sits on top of the harling rather than in the joint soon lets water in.
Big or small, it’s backed by our 12-month guarantee.

What affects the cost of glazing silicone
We do not publish a price list. What we look at:
- How many rooms, windows or areas are involved
- The number and length of the joints
- Working hours on commercial sites
- Any mould that needs treating
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.
What we need to know
Photos help, but a description is a good start. Please mention:
- Whether it’s a home or a business
- What the problem is, such as mould, gaps, leaks or cracking
- Where the job is, and your postcode
- The rough size of the job
For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we will explain what’s involved and give you a clear quote.
How it works
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for most jobs, including the tidy-up. Parking around Inverness is rarely difficult, though older streets in the centre can be tight. If you are in a flat with a shared stair or a door entry system, let us know when you book.
- First, we check where the water gets in.
- We remove the old sealant carefully.
- The joint is cleaned and degreased.
- We lay the new bead and tool it smooth.
- We check the finished joints and test with water where it’s safe.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height
- Let us know if you’ve seen damp or leaks

Common questions in Inverness
Is Inverness in your area for glazing silicone?
Yes, Inverness is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Is glazing silicone in a coastal place like Inverness any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Is it possible to redo the silicone on a shower screen?
Yes, we do these often. We use anti-fungal silicone suited to bathrooms.
Can a conservatory leak be sealed?
It depends on the cause. Sealant joints we can renew, but roof panels and structural problems need a conservatory specialist or roofer.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
How long does glazing silicone take?
As a guide, most jobs take anything from an hour or two to most of a day, depending on the size of the job. Larger jobs naturally take longer, and we’ll say how long yours will take.
What else we do in Inverness
Signs you need glazing silicone in Inverness
Sealant laid over old sealant does not last. Plenty of leaks come from a quick top-up over the old bead leaving a path for water.
The most common problems we see are:
- Mouldy sealant around glass panels
- Water getting into a conservatory at the joints
- Silicone pulling away from the glass
- A quick top-up bead that didn’t last
Schools such as Inverness High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
Before you book anyone

- How hidden problems are handled
- Whether they’re fully insured
- Which colour the sealant will be
What sealant work can’t fix
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- A frame that needs repairing or replacing
- A sagging or failing conservatory roof
- Cracked or broken glass
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Housing providers, facilities teams and property managers book us too in Inverness and across Highland. Several sites can go on one quote, and we’re fully insured.
What happens if it’s left?
Leaks get worse, not better. Water can damage frames, walls, flooring and furniture, so it pays to deal with it early. For landlords in Inverness, damp and leaks can fall under the Repairing Standard. Sorting failed joints early is easier than dealing with a tenant’s complaint.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Glazing silicone in Inverness: local notes
Inverness is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
