Remedial sealant in Inverness
In Inverness, as anywhere, remedial jobs tend to look alike: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. Each is stripped back and done again properly. Typical jobs include wide, uneven beads that look worse than the old ones and products that weren’t meant for the joint, across mouldy bath & shower sealant, failed movement joints and expansion joints.
Scottish water is generally soft, so homes in a town like Inverness see less limescale than many parts of England. Mould is a different story: a steamy bathroom still turns sealant and grout black.
You get a one-year guarantee, the same in Inverness as everywhere else we work.

DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
How it works
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for most joints, depending on how much old sealant has to come out for a typical job. In a Scottish town like Inverness, parking is normally straightforward, though older centres can be tighter. If you are in a flat with a shared stair or a door entry system, let us know when you book.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention any parking rules near the property
- Tell us about access, such as stairs, a lift or high-level joints

When to call us in Inverness
Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, so it tears when the joint moves. Backing sets the depth and stops that.
The problems people generally mention when they call are:
- Products that weren’t meant for the joint
- Beads that never stuck properly
- Over-sealed joints coming away
- Movement joints that have split or pulled away
Letting a property close to Inverness station? Then a joint that keeps failing is best fixed properly while the property is empty.
Questions to ask before booking
- Is the old sealant removed completely?
- Is VAT in the price?
- How the surfaces are prepared before sealing
- What product goes in the joint
Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Look for stains below bathrooms now and then
- Keep the room well ventilated
- Use a soft cloth, not a scourer, on silicone
- Never seal over old silicone
If the joint ever needs renewing, have it cut out, not sealed over. New silicone does not bond to old, so the old bead should always come out first.
A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into whatever is behind or below. Early action keeps it to a sealant job.
Inverness questions
Do you cover Inverness for remedial sealant?
Yes. We work across all of Scotland, and Inverness is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
I let a flat near Inverness station. Can you help?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all.
What happens if the problem is the tray or the plumbing?
We will tell you. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, so we will not pretend it will.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and you will get one quote.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
How the job changes by surface
Worktops & kitchens
Kitchen joints hold grease and residue, so we spend extra time cleaning before resealing.
Leaking trays & enclosures
Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, including the screen profile and tray edges.
Bathrooms and kitchens in Inverness
Inverness is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Inverness has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Managing a site like Inverness High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What sealant work cannot fix
It helps to know what we can’t do too:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Tiles that have come away from the wall
- Plumbing leaks behind walls or under trays
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.
