Remedial sealant across Highland: what to expect
If a joint has been resealed and is leaking again, it’s worth a proper look. It helps to have photos when you email us at info@mrmastic.co.uk, and say how long ago it was last done. Common call-outs are for floor or wall movement joints that have failed and repeat leaks from the same joint, on expansion joints, leaking tray & enclosure joints and shrunken worktop sealant.
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a typical bath or shower, longer where several layers have been applied.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you are told about anything else we found.
What affects the price in Highland
The cost reflects the work involved, not guesswork. That’s why we ask about the job first and give you a clear quote before any work starts.
Why book with us

Local landmarks in Inverness
In Inverness, that means homes and buildings near Inverness, Cavell Gardens and Maple Court Hotel and the streets around them. Inverness’s nearest station is Inverness station, about 0.7 miles north of the centre. Other landmarks nearby include Inverness Castle (0.5 miles north) and Inverness Museum and Art Gallery (0.5 miles north). Open spaces near Inverness include Tomnahurich.
Where we work in Highland
Across Highland, from Inverness, Nairn and Thurso outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including Highland. Along the coast in Highland, window and wall joints facing the sea take the brunt of the weather, and that’s where sealant generally gives up first. Good preparation and the right sealant help it cope.
Inverness: Rented homes near Inverness station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Managing a site like Inverness High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Surface by surface
Over-sealed & botched joints
Botched joints sometimes have damaged edges from earlier scraping. We work carefully to avoid adding to it, and point out any existing damage.
Windows & doors
Failed frame mastic is often hard, cracked and in several layers. We remove it all and clean back to sound surfaces.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What we’re called out for in Highland
How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, can’t flex, and tears at the first real movement. Backing sets the depth and stops that.
Most people get in touch when they notice one of these:
- Beads that never stuck properly
- A shower that leaks however often it’s resealed
- Dark patches showing through the sealant
- Thick, messy sealant smeared over tiles
Looking after it afterwards
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Keep the room well ventilated
- Do not wait for a small gap to become a leak
- Get the cause of a repeat leak found before resealing
- Keep an eye on the ceiling below the bathroom
Keep the room ventilated: run the fan during and after showers, or open a window.
A failing joint rarely gets better on its own. Every shower or downpour sends more water through, into whatever is behind or below. Early action keeps it to a sealant job.
What affects the quote in Highland
Every job gets its own quote. This is what makes a difference:
- How easy the joints are to reach
- Any working-time requirements on site
- Any mould that needs treating
- Which sealant suits the joint
Combining jobs into one visit generally makes better use of the time than several visits. We’ll give you a clear quote for the lot.
Helping us quote
To help us quote quickly, let us know:
- How many joints, rooms or windows are involved
- Whether it has been sealed before
- The address or postcode of the job
- A few pictures by email, if you can

Questions from Highland
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.
Can you take off two layers of silicone?
Yes. Both layers come out; new silicone does not bond to old silicone, which is why over-sealing fails.
Do you remove the old sealant?
Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.
I rent my home. Can I book you?
Of course. Check with your landlord; we can send the quote to them too.
Do you work in Highland?
Yes. We are based in Crawley and work across South East England, London and Scotland, Highland included.
