Bathroom resealing across IV5: what to expect

Homes in IV5 have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We work on kitchen worktops & upstands, wet rooms and sinks & splashbacks, and the jobs we see most are cracked, shrunken or lifting silicone and damp behind the bath or under the tray.

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a couple of hours for a single bath or shower.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

How we quote

How to get a quote

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we will take it from there.

Landmarks near Kirkhill

We work in homes and buildings around Wardlaw Parish Church of Scotland and the streets around them. For rail, the closest station is Beauly station, roughly 2.3 miles west. Well-known places in the area include Lovat Castle (1.2 miles west) and Craig Dunain Hospital (5 miles east).

Bathroom resealing across IV5: local notes

IV5 has homes of every age, old and new, and in places like Kirkhill there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. IV5 is part of the area we cover across Scotland.

Kirkhill: For landlords with property near Beauly station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Wardlaw Parish Church of Scotland include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • Damage behind the tiles that needs a tiler
  • Movement from a bath with loose feet or no proper support
  • A leaking waste, trap or valve

Aftercare tips

Aftercare is simple:

  • Open a window or run the fan so the room dries
  • Let new sealant cure fully before it gets wet
  • Stick to a soft cloth and a mild cleaner
  • Wipe up water along the back of the worktop

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Quotes for bathroom resealing in IV5

Every job gets its own quote. These are the things that affect it:

  • The number and length of the joints
  • How many areas need sealing
  • The product the joint needs
  • Mould in or behind the old joints

What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear quote before we start.

What we need to know

To make quoting easier, please include:

  • If someone has resealed it before
  • How we’d reach the joints
  • The type of property
  • What’s wrong with the joints now

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.

Surface by surface

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Questions from IV5

Is it OK to put new sealant on top of the old bead?

No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

What should I tell you?

A short description and the location, plus pictures if you have them. We will ask anything else we need to know.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses and we are fully insured.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Can landlords and businesses book you?

Yes, regularly. We can quote for several properties at once.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme.
