About bathroom resealing in IV6
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on baths, wet rooms and kitchen worktops & upstands, and the jobs we see most are a messy, uneven bead from a previous reseal and water getting behind the bath panel.
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is, including the tidy-up.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

Bathrooms and kitchens across IV6
Our bathroom resealing work across IV6 covers homes, rentals and businesses, in Muir of Ord and Marybank and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across IV6.
Muir of Ord: For an older house near a landmark such as Gilchrist, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Muir of Ord station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
How to look after the new joints
So the new joints stay in good condition:
- Give the silicone its full cure time
- Dry worktop joints after washing up
- Move toiletries away from the joint
- Clean with a mild bathroom cleaner and a soft cloth
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something does not look right, just email us at info@mrmastic.co.uk.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
Surface by surface
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- The size of the job
- How many areas need sealing
- Access and height
- The product the joint needs
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:
- Pictures of the joints, sent by email
- Where the property is
- If someone has resealed it before
- The rough size of the job
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
Signs you need bathroom resealing
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
Any of these means the joints need attention:
- A reseal done over the top of the old bead
- Black mould in the silicone that won’t clean off
- Smears of silicone across the tiles
- Water getting behind the bath panel
