How we handle fire rated sealant in Muir of Ord

Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. We work on plasterboard & masonry, service penetrations and linear gaps, and the jobs we see most are gaps left after a refit or conversion and sealant items on a fire risk assessment action list.

For holiday lets, guest houses and community buildings in or near Muir of Ord, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

You are covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

How the visit works

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. The job generally takes anything from a few hours to several days, depending on how many gaps there are. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • On commercial sites, let us know about site rules
  • Move anything stored near the joints

What the job involves on each surface

Masonry and concrete

Holes through concrete and block are rarely neat. We measure the gap at its widest point to make sure it suits the product.

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. We seal it with a product tested for that service and gap size.

What sealant work cannot fix

To be straight with you, there are a few things sealant won’t fix:

  • Walls or floors that weren’t built to resist fire
  • Fire doors that need new seals, closers or hardware
  • Certifying a building or signing off its fire safety

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Flats & HMOs
  • Pipe & cable gaps
  • Linear gaps
  • Plasterboard & masonry
  • Door frames
  • Service penetrations

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What happens if it’s left?

Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own that doesn’t depend on other work. In a place like Muir of Ord, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Quotes for fire rated sealant in Muir of Ord

Some jobs are bigger than they look, and some smaller. The main factors:

  • The type of sealant required
  • The number and length of the joints
  • When we can work, for business premises
  • Whether the work is at height

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and give you a clear quote before any work starts.

Asking for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • If someone has resealed it before
  • The type of property
  • Photos by email, if that is easy
  • Access, such as stairs, a lift or height

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.

Muir of Ord questions

Will you come out to Muir of Ord?

Yes. Muir of Ord is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Muir of Ord station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Do you work in flats, HMOs and commercial buildings?

Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Tell us how the building is used and we will plan around it.

Can ordinary silicone be used in a fire-stopping gap?

No. It looks sealed but won’t perform as fire stopping. Use a product tested for that gap and service and we can apply it for you.

How long does fire rated sealant take?

Typically it takes from a few hours to a few days, depending on the number of gaps and the access. Larger jobs naturally take longer, and we will tell you how long to expect.

Do you seal gaps around fire door frames?

Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.

What we’re called out for in Muir of Ord

Much fire stopping is hidden: above ceilings, inside risers and behind panels. Out of view, damage sits unnoticed until someone inspects.

It’s worth asking for a quote if you see:

  • Open holes round services passing through fire walls
  • Sealant items on a fire risk assessment action list
  • Old fire sealant that has split or come away
  • Standard silicone or caulk in a fire-stopping gap

For buildings such as Gilchrist, older buildings that have had new heating or wiring often have service gaps worth checking.

What to look for in a quote

  • When the joint can take water or movement
  • What preparation is included
  • What product goes in the joint
  • How the colour is chosen
