When to call us in Hilton

In some buildings the gap was filled with the wrong thing in the first place: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It looks sealed, but it is not fire-rated.

Most people get in touch after spotting one of these:

  • Open joints along the top of partitions
  • Gaps around pipes and cables through fire-resisting walls
  • Sealant items on a fire risk assessment action list
  • Fire seals that have cracked with movement

For landlords with property near Inverness station, any gap left by new services in shared walls should be closed with a fire-rated product.

How we handle fire rated sealant in Hilton

Landlords, managing agents and facilities teams use us for the sealant items on a fire risk assessment on buildings across Hilton. Send us the list or the survey and we will quote for the fire-rated sealant work on it. We work on pipe & cable gaps, service penetrations and flats & HMOs, and common reasons people get in touch are ordinary sealant used where a fire-rated product was needed and old fire sealant that has split or come away.

For a place like Hilton, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What affects the quote in Hilton

The price is agreed before any work begins. It takes into account:

  • Whether old sealant or filler has to be cut out
  • The product the joint needs
  • Any working-time requirements on site
  • The number of rooms or windows

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • Where the property is
  • Roughly how big the job is

Every job is quoted individually, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job and send photos if you have them.

Hilton: your questions answered

I let a flat near Inverness station. Can you help?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Can I use normal mastic around a pipe through a fire wall?

No. It might close the gap, but it is not a fire-rated seal. Use a product tested for that gap and service, or ask us to do it.

Is the work guaranteed?

Yes. All our work carries a one-year guarantee.

Can I choose the sealant colour?

Yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.

Can new sealant go over the old?

No. We remove every bit of old sealant first.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we will quote it together.

Do the sealants smell?

There can be a smell while the sealant cures. Ventilation helps.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Check whether a sealant can be painted before decorating over it
  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Keep the record of products and locations with your fire safety documents
  • Plan fire stopping into any work that goes through walls or floors

Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some cannot.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

How the job changes by surface

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes aren’t treated the same. Each one is sealed to the product’s tested detail, and tell you if sealant alone is not the right fix.

Linear gaps

A linear joint may need to allow for movement as well as fire. We choose a product and depth that suit the gap and the movement, following the tested detail.

When something else is needed

We won’t take on work that won’t last, so these are the limits:

  • Walls or floors that weren’t built to resist fire
  • Deciding what fire stopping a building needs
  • Openings too large for sealant, which need batts, boards or another system

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

What we do, step by step

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for a handful of gaps, and longer for a whole building. Somewhere like Hilton may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Let us know about parking restrictions
  • Mention any tricky access

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
