Sand mastic for homes and businesses in Hilton
Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. If you’re dealing with mastic dropping out of the joint and window mastic to renew ahead of painting, we can help.
Mastic can only go onto a dry joint, so outside work in Hilton depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
Every job comes with our 12-month guarantee, wherever you are in Highland.

What affects the cost of sand mastic
There’s no set price list. What we look at:
- The number of rooms or windows
- Which sealant suits the joint
- Whether the work is at height
- Whether there’s mould to deal with
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.
What to tell us for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- The rough size of the job
- Pictures of the joints, sent by email
- Any access issues, like height or stairs
- Any previous sealing or DIY work
We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.
What happens if it’s left?
New mastic over crumbling mastic will not hold. Raking out and preparing the joint gives it a sound base so the new mastic stays put. In an older home around Hilton, damp from a failed joint can get into timber and plaster.
Combining jobs into one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Period and listed homes
Period homes look their best with traditional materials, and sand mastic is one of them.
Sash and case windows
The mastic round a sash window is on show so we finish it carefully.
How to look after the new joints
Aftercare is simple:
- Inspect the joints round the windows every year or so
- Don’t run silicone over sand mastic
- Renew mastic before redecorating the windows
- Don’t paint over the new mastic
Look at the mastic when you look over the windows. Small cracks are easier to deal with early.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
What we do, step by step
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from a few hours to a full day, depending on how many windows. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each surround is checked first.
- The joint is raked out and cleaned.
- We fill deep gaps so the new mastic is not too thick.
- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- On commercial sites, let us know about site rules
- Mention any parking rules near the property

What else we do in Hilton
Sand mastic in Hilton: local notes
Hilton is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Schools such as Inshes Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Inverness station change hands often, and any sash windows need sound mastic to keep draughts and rain out.
Hilton is about 1 mile south-east of Inverness, in Highland. Whether you’re in the middle of Hilton or further out, we cover sand mastic for every kind of property. 253 places in Highland are on our list.
All of IV2 is within our area for sand mastic. That includes homes and businesses on Burn Road, Wade Road and Dell Road and the roads around them. Nearby, we also carry out sand mastic in Inverness (1 mile north-west), Lochardil (1 mile south-west), Slackbuie (1 mile south), Crown (1 mile north) and Ballifeary (1 mile west). Further out, we also cover Nairn (15 miles north-east), Cradlehall (3 miles north-east), Dingwall (13 miles north-west), Muir of Ord (10 miles north-west), Fortrose (9 miles north) and Conon Bridge (11 miles north-west). Hilton is one of the larger places we cover in Highland. For island and remote addresses, the job takes a little more planning.

Your questions about sand mastic in Hilton
Can you help a landlord with a rental near Inverness station?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Do you cover smaller places like Hilton?
Yes. Hilton is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Where are you based?
We work from Crawley. We cover Hilton and the rest of Highland.
Are you fully insured?
Yes. We’re fully insured for every job we do.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
How long does sand mastic take?
As a guide, most jobs take anything from a few hours to a full day, depending on how many windows. Larger jobs naturally take longer, and we’ll say how long yours will take.
