Sand Mastic in Lochardil
Traditional burnt sand mastic around sash and case windows and doors in stone and brick for householders, landlords and businesses in Lochardil. Fully insured, ARBOMaster approved and guaranteed for a year.
- Failed mastic on an exposed elevation
- Gaps between timber frames and stone or brick
- Mastic round period door frames that has failed
Aftercare tips
To keep the joints looking good and working properly:
- Look over the window mastic once a year
- Renew mastic before redecorating the windows
- Make sure water runs off the sill
- Take care around the mastic when scraping paint
Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.
Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.
How we handle sand mastic in Lochardil
Sand mastic skins over fairly quickly but full hardening takes longer. Traditional guidance is not to paint over it, so ask us before you decorate. If you’re dealing with tired mastic found when preparing windows for paint and draughts and rain around sash boxes, we can help, on sash and case windows, tenement windows and period & listed homes alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Frames and glazing around Lochardil
Lochardil is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Your questions about sand mastic in Lochardil
Is sand mastic in a coastal place like Lochardil any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.
Do you cover smaller places like Lochardil?
Yes. Lochardil is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Where is Mr Mastic based?
We’re based in Crawley, and we work across South East England, London and Scotland.
Can landlords and businesses book you?
Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.
Do I need permission for sand mastic on a listed building?
Yes, it’s worth checking. Your local planning authority can say if consent is needed for listed or conservation-area properties.
What happens if it’s left?
Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad, and renewing the mastic closes them. In a place like Lochardil, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

How the job changes by surface
Period and listed homes
On a listed home or in a conservation area, the right material matters. Like-for-like sand mastic is usually favoured.
Stone surrounds
Stone openings are rarely perfectly straight, so the joint varies in width. Sand mastic is shaped by hand to suit.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
What we do, step by step
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours per window, depending on the condition of the joints. Outside jobs in Lochardil need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking each surround and agreeing the joints to renew.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic is not too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
How to prepare
- Let us know about parking restrictions
- Keep pets and children clear of the area while we work
- Move anything stored near the joints

Common problems we fix in Lochardil
Some old mastic was never deep enough. A thin layer does not hold well so we make sure the new mastic is the right thickness.
It’s worth asking for a quote if you see:
- Old sand mastic that has cracked, crumbled or fallen out
- Wind and rain getting in round a sash window
- Window mastic to renew ahead of painting
- Gaps where the frame meets the masonry
Around Lochardil, as everywhere, sand mastic is only as good as the preparation behind it.

- Are they insured?
- What preparation is included
- Whether they seal over old material or remove it
