Floor joint sealing for Lochardil homes and businesses

Floor joint sealing in Lochardil

Tiled floors can crack along the grout when there’s no room for movement. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant in a matching colour. We are often asked to deal with cracked caulk along skirting in bathrooms and kitchens and gaps at thresholds between rooms, across tiled floors, wet room & bathroom floors and skirting boards.

For a place like Lochardil, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

Big or small, you get the same 12-month guarantee.

Different surfaces, different methods

Concrete floor joints

Open concrete joints chip at the edges when wheels cross them. Sealing them supports the edges.

Commercial floors

Washroom and kitchen floors in commercial buildings need sound edge joints. We reseal them with a sealant suited to wet areas.

Leave it or put it right?

Putting new grout into a crack that keeps reappearing does not last. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Lochardil questions

Do you cover smaller places like Lochardil?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Inverness station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Can you reseal concrete floor joints in an industrial unit?

Yes. We clean out the joints and reseal them with a product suited to the floor. Tell us what runs over the floor.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you have insurance?

Yes, we are fully insured.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

How long before the joint can take traffic?

You will get the times before we go. It depends on the sealant, and walking on it normally comes before mopping or wheeled traffic.

What we do, step by step

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours, depending on the length of joint. Outdoor work around Lochardil depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Clear the area around the work
  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property

Advice

New homes and floors in Lochardil

Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

For landlords with property near Inverness station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

Lochardil is about 1 mile south of Inverness, in Highland. Our applicators cover floor joint sealing for homes and businesses in Lochardil and the surrounding area, as part of our work across Highland. 253 places in Highland are on our list, large and small.

Work in IV2 is quoted and booked the same way as anywhere else. If you need floor joint sealing at a property on Lochy Road, Garth Road and Ashie Road or anywhere close by, our applicators can take on the job. If you are just outside Lochardil, we cover Slackbuie (1 mile south-east), Hilton (1 mile north-east), Ballifeary (1 mile north-west), Inverness (1 mile north) and Crown (2 miles north). Within a short drive, we also cover Cradlehall (4 miles north-east), Dingwall (13 miles north-west), Muir of Ord (10 miles north-west), Fortrose (10 miles north), Conon Bridge (11 miles north-west) and Beauly (9 miles west). If you’re somewhere remote, a little more planning is needed.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Avoid caulk in bathrooms and kitchens
  • Avoid sloshing water against skirting
  • Keep dirt out of the joints
  • Have a cracking tiled floor checked before tiles break

Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.

Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact.

What affects the cost of floor joint sealing

We quote each job individually. This is what makes a difference:

  • The number of rooms or windows
  • Whether the work is at height
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What we need to know

To help us quote quickly, let us know:

  • Roughly how big the job is
  • Where the property is
  • How we’d reach the joints
  • Any previous sealing or DIY work

To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Signs you need floor joint sealing in Lochardil

New floors settle once they’re in use. Gaps at the edges appear in the first year or so, and rigid fillers crack.

Most people get in touch after spotting one of these:

  • Concrete floor joints that have broken down
  • Grout used at the floor edge instead of sealant
  • Worn sealant at door thresholds
  • Open joints that fill with dirt

In and around Lochardil, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

What your quote should include

  • What the cure time is
  • Is VAT in the price?
  • What happens if they find a problem under the old sealant
  • What insurance they hold
