Floor joint sealing for homes and businesses in Crown
In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. We seal them with a flexible, water-resistant sealant so water and dirt can’t get in. We work on skirting boards, tiled floors and concrete floor joints, and common reasons people get in touch are concrete floor joints that have broken down and grout used at the floor edge instead of sealant.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

How we quote for floor joint sealing
There’s no set price list. The quote depends on:
- Whether the work is at height
- Any mould that needs treating
- Which sealant suits the joint
- When we can work, for business premises
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Where the property is
- The rough size of the job
- A few pictures by email, if you can
- Any previous sealing or DIY work
We quote each job on its own. Just email us at info@mrmastic.co.uk with the details and send photos if you have them.
Crown questions
Will you come out to Crown?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Inverness station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Are you fully insured?
Yes. Full insurance covers our work.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.
Can you use decorators’ caulk instead?
Only on dry joints that do not move. Caulk cracks as the floor moves. A flexible sealant lasts longer there.
The process
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a morning or an afternoon for most homes, and the area is left clean. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- The joint is vacuumed clean and backing fitted where needed.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints
- Mention any sign-in or site rules at work premises

Looking after it afterwards
A little care helps the new joints last. Our advice:
- Keep floor cleaning water to a minimum at the edges
- Don’t fill floor joints with caulk where they move or get wet
- Act on grout cracks that run in a straight line
- Walk round the room once a year and look at the edges
Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.
Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.
Signs you need floor joint sealing in Crown
Decorators’ caulk is often used along skirting because it’s cheap and paintable. It cracks where there’s movement or water.
It’s worth asking for a quote if you see:
- Open joints around bathroom floor edges
- Skirting caulk that keeps splitting
- Floor edges that trap water and grime
- Worn sealant at door thresholds
If you look after a building such as Millburn Academy, floor and threshold joints in busy corridors wear quickly and are best resealed early.
What your quote should include
- Is VAT in the price?
- How the joint is cleaned and prepared
- Who does the work, and how experienced they are
- How long the guarantee is
What floor joint sealing looks like in Crown
Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
Rented homes near Inverness station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
When it is not the sealant
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- Concrete repairs beyond the joint
- Tiles that have lifted or broken
- Floors that are uneven or need levelling
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.
