Floor joint sealing for homes and businesses in Millburn
In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. We reseal them with a product chosen for the movement and the traffic. We are often asked to deal with skirting caulk that keeps splitting and gaps at thresholds between rooms, across tiled floors, wet room & bathroom floors and concrete floor joints.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Thresholds
A threshold is where floors and frames meet. We seal them with a flexible sealant that suits both sides.
Tiled floors
The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. Grout at the edge is removed and replaced with sealant.
Work for landlords, hotels and businesses
Landlords and letting agents in Millburn can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.
For anyone letting property in or around Millburn, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and pictures by email help.
Why act early in Millburn
Putting new grout into a crack that keeps reappearing doesn’t last. The movement is still there, so the grout fails again. A flexible movement joint is the fix. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Why book with us
- A choice of colours where the product allows

- Arbo and Everbuild products

The process
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, depending on the length of joint. Outdoor work around Millburn depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We clear the edges of the floor so the joints are easy to reach.
- We take out the cracked caulk, grout or old sealant.
- We clean and dry the edges of the joint.
- A flexible sealant suited to the floor is applied.
- Finally, we check the work and talk you through aftercare.
Before we arrive
- Tell us about any water getting in
- Mention any parking rules near the property
- Move anything stored near the joints

What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
How soon can the floor be mopped?
Follow the cure time we give you. Feet are normally fine first, then mopping, then heavy wheels in most cases.
Can you quote for more than one area?
Of course. Doing several areas at once is generally more efficient.
How much does floor joint sealing cost in Millburn?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
What causes gaps between the floor and skirting?
Timber floors and skirting shrink and swell through the year. A flexible sealant closes the gap without cracking like caulk.
Do you seal warehouse floor joints?
Yes, including warehouses, units, shops and offices. Work can be planned around your hours.
New homes and floors in Millburn
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.
For buildings such as Crown Church, joints in its floors, skirtings and thresholds need resealing as they wear. For site and facilities teams at buildings such as Millburn Academy, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Do you need floor joint sealing in Millburn?
Concrete floor joints break down when traffic runs over open or failed joints. Hard wheels damage the joint edges and the joint gets wider.
Signs it’s time to call us include:
- Open joints that fill with dirt
- Cracked grout where a tiled floor needs a movement joint
- Gaps at thresholds between rooms
- Skirting that has pulled away from the floor
For landlords with property near Inverness station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

How to look after the new joints
To keep the joints looking good and working properly:
- Keep heavy wheels off new concrete joints until cured
- Avoid caulk in bathrooms and kitchens
- Act on grout cracks that run in a straight line
- Don’t paint over silicone
Keep heavy traffic off resealed concrete joints for the cure time we give you. Mark the area off so drivers avoid it while it cures.
A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier.
How we quote for floor joint sealing
The quote reflects the job in front of us. We look at:
- How many areas need sealing
- How easy the joints are to reach
- When we can work, for business premises
- The old material and how stubborn it is
Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.
