Need gutter sealing in Millburn?

Gutter sealing in Millburn, done properly

Many dripping gutters are just a failed joint or end cap. The joint is cleaned, dried and resealed using a gutter sealant. If the gutter itself has failed, we say so. We work on soffit joints, uPVC fascias and gutter end caps, and the jobs we see most are fascia boards with gaps between them and quick sealant fixes on gutters that didn’t last.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Whatever the size of the job, you get the same one-year guarantee.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Water backing up from a blocked pipe
  • Problems with the roof covering
  • Cracked, split or warped gutter sections

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Garage door frames
  • Roofline trims
  • Gutter end caps
  • Gutter joints
  • Soffit joints
  • uPVC fascias

What we’re called out for in Millburn

Water spilling over a blocked gutter is often mistaken for a leak. A blocked downpipe makes water back up, which is why we look before we seal.

Most people get in touch when they notice something like this:

  • Leaking gutter joints and stop ends
  • Failed sealant on a garage door frame
  • Internal damp traced to a gutter joint
  • Old gutter sealant that has let go

In the older streets around Crown Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Our hiring checklist

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes anything from an hour or two to a few hours, including the tidy-up. Outside jobs in Millburn need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First we agree which joints need sealing.
  2. We clean out each joint.
  3. We make sure everything is dry.
  4. The sealant is applied and finished.
  5. We check our work before we leave.

Preparing for the visit

  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can
  • On commercial sites, let us know about site rules

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Deal with a drip before winter
  • Clean out the gutters once or twice a year
  • Check fascia and soffit joints for gaps
  • Look at the gutters while it’s raining

A sagging gutter needs its brackets checked. Movement will pull the joints open again.

The sooner a gutter leak is sealed, the less water reaches the wall. We’ll let you know if the gutter needs more than sealant.

Walls and rooflines in Millburn

Millburn is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Schools such as Millburn Academy are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Inverness station, leaking gutter joints on a rental are best caught before they stain the walls.

Millburn is about 1 mile north-east of Inverness, in Highland. Jobs in Millburn get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across Highland, we cover 253 places, Millburn among them.

Every address in IV2, IV1 and IV99 is covered for gutter sealing. Whether your property is on Union Road, Crown Road and Lovat Road or a nearby road, our applicators can take on the job. Nearby, we also carry out gutter sealing in Crown (1 mile south), Longman (1 mile north-west), Inverness (1 mile south-west), Merkinch (1 mile west) and Hilton (1 mile south). Further out, we also cover Nairn (14 miles north-east), Cradlehall (3 miles east), Dingwall (12 miles north-west), Alness (15 miles north), Invergordon (15 miles north) and Muir of Ord (10 miles west). For island and remote addresses, a little more planning is needed, so mention it when you ask for a quote.

Common questions in Millburn

Do you cover smaller places like Millburn?

Yes. Millburn is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is gutter sealing in a coastal place like Millburn any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

How long will you be here?

Most jobs take a few hours, depending on the number of joints and the access, including preparation and clearing up. We will confirm how long when we quote.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Will you clear out my gutters?

We clean the joints we’re sealing and clear debris we find nearby. A full gutter clean is a separate service.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

Why act early in Millburn

Water from a leaking joint hits the same spot every time. Left, it can stain walls and lead to damp, so it’s worth sealing early. In a place like Millburn, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
