Gutter sealing in Ballifeary

Gutter sealing in Ballifeary, done properly

Gutter and fascia replacement is not our trade, and nor is roofing. What sealant does is close joints and it can’t mend broken brackets, split sections or blocked downpipes. Typical jobs include drips from gutter joints and end caps and old sealant on roofline trims that has split, across gutter joints, gutter end caps and soffit joints.

External sealant needs dry surfaces, so outdoor work around Ballifeary is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

There’s a 12-month guarantee on every job, whatever its size.

Gutter joints

When a joint drips, the gutter is often still sound. Resealing is normally enough.

Soffit joints

Soffits sit under the eaves, where joints can open up. We seal them to close the gaps.

When to call us in Ballifeary

End caps get knocked or pushed by water. Once the seal behind them fails, they drip.

Signs it’s time to call us include:

  • Dripping gutter ends
  • Open joints in fascias and soffits
  • Wet patches on the wall under a gutter joint
  • Internal damp traced to a gutter joint

For site and facilities teams at buildings such as Inverness High School, its movement joints, gutters and trims need looking after like any other building’s.

Outside joints around Ballifeary

Ballifeary is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means gutter, fascia and roofline joints has to cope with a lot of rain.

If you let a flat or house near Inverness station, leaking gutter joints on a rental are best caught before they stain the walls. If you live in an older home near Ness Bank Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Why it’s worth doing now in Ballifeary

Leaving a leaking end cap can send water down the wall all winter. It’s a small job to put right compared with treating damp later. In a place like Ballifeary, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Watch the wall under the gutters for staining
  • Clear leaves and moss from the gutters
  • Check that water runs out of the downpipes
  • Do not leave a sagging gutter

Make sure downpipes are not blocked so the gutter can drain. A blocked pipe backs water up to the joints.

Early sealing limits how much water hits the wall. If we find a bigger problem, we will tell you.

How we quote for gutter sealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether the work is at height
  • Mould in or behind the old joints
  • The amount of work
  • How many areas need sealing

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

To make quoting easier, let us know:

  • Access, such as stairs, a lift or height
  • The address or postcode of the job
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now

Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear price before any work starts.

What we do, step by step

On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a few hours, depending on the number of joints and the access. For a place like Ballifeary, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we agree which joints need sealing.
  2. We clean out each joint.
  3. We make sure everything is dry.
  4. We apply exterior or gutter sealant and finish it neatly.
  5. We check our work before we leave.

Before we arrive

  • Keep children and pets away from the work area
  • For business premises, tell us about site rules or sign-in
  • Clear the area around the work
