- Lumpy, uneven sealant from a DIY attempt
- Cracked, shrunken or lifting silicone
- Splits where the tray meets the wall
Signs you need bathroom resealing in Ballifeary
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
Most people get in touch when they notice one of these:
- Mouldy sealant that has gone black
- Cracked, shrunken or lifting silicone
- Water escaping at the shower enclosure
- Gaps where the bath or tray has moved
In the older streets around Ness Bank Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Bathroom resealing in Ballifeary
It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Common call-outs are for water escaping at the shower enclosure and a messy, uneven bead from a previous reseal, on sinks & splashbacks, baths and shower trays & enclosures.
A bathroom in a place like Ballifeary gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

FAQs for Ballifeary
Will you come out to Ballifeary?
Yes. Ballifeary is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for hotels and guest houses in Ballifeary?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we’re fully insured.
Can you get rid of the black mould in my sealant?
Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Don’t let bottles sit on the bead
- Dry the bead with a towel now and then
- Never pick at the silicone with a blade
- Give the silicone its full cure time
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
Honest limits
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Cracked or missing grout between tiles (that is regrouting)
- A bath or tray that moves because it isn’t properly supported
- Loose or hollow tiles, or failed tanking behind them
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Bathroom resealing around Ballifeary
Ballifeary is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Ballifeary has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Rented homes near Inverness station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Inverness High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Why it’s worth doing now in Ballifeary
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In an older home around Ballifeary, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
