Bathroom resealing for homes and businesses in Fortrose
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Fortrose. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on wet rooms, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are shrunken sealant along the back of a worktop and water getting behind the bath panel.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
A 12-month guarantee comes as standard, so you are covered after we’ve gone.

What the job involves on each surface
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
Baths
Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.
What bathroom resealing looks like in Fortrose
Fortrose is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Rented homes near Inverness Airport station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to St Andrew's Episcopal Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Fortrose is about 8 miles north-east of Inverness, in Highland. We provide bathroom resealing to homeowners, landlords and businesses in Fortrose and nearby, as part of our work across Highland. For island and remote addresses, a little more planning is needed, so let us know when you get in touch.

Leave it or put it right?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In an older home around Fortrose, damp from a failed joint can get into timber and plaster.
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Landlords, agents and businesses in Fortrose
We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Don’t let bottles sit on the bead
- Squeegee the walls and tray after use
- Open a window or run the fan so the room dries
- Give the silicone its full cure time
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
How the visit works
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes around two hours for one bath or shower, longer for a whole bathroom. Outside jobs in Fortrose need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Before we arrive
- Keep pets and children clear of the area while we work
- For business premises, tell us about site rules or sign-in
- Clear the area around the work
