Munlochy Bathroom Resealing
Our applicators work in Munlochy on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Cracked, shrunken or lifting silicone
- Mouldy sealant that has gone black
- Lumpy, uneven sealant from a DIY attempt
About our bathroom resealing in Munlochy
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you are dealing with sealant that has split, shrunk or peeled away and new sealant laid over old sealant that is now lifting, we can help, on wet rooms, kitchen worktops & upstands and basins & vanity units alike.
Bathrooms in smaller places like Munlochy work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What happens on the day
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like Munlochy may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- On commercial sites, let us know about site rules
- Let us know about parking restrictions
- Where the joints are inside, avoid wetting them before we arrive

What else we do in Munlochy
Leave it or put it right?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. In an older home around Munlochy, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

FAQs for Munlochy
Can you do bathroom resealing in Munlochy?
Yes. Our work covers the whole of Scotland, and Munlochy is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Is bathroom resealing in Munlochy guaranteed?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and you will get one quote.
Do you reseal kitchen worktops and sinks too?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Can new silicone go straight over the old?
No, never. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. Every trace of the old bead is removed first.
My sealant has gone black. Can you sort it?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Bathroom resealing around Munlochy
Munlochy is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
In the older streets around Knockbain Munlochy Parish Church and Boundary Wall, older homes can move a little, which is hard on rigid grout and tired sealant. In and around Munlochy, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
Munlochy is about 6 miles north of Inverness, in Highland. Whether you are in the middle of Munlochy or further out, bathroom resealing is available for homes and businesses alike. Our Highland coverage runs to 253 places, Munlochy among them.
Work in IV8 works the same way as everywhere else we cover. Bathroom resealing is available to properties on Station Road, Cameron Drive and Brae Terrace. If you are just outside Munlochy, we cover North Kessock (3 miles south), Charlestown (3 miles south), Avoch (3 miles east), Killen (3 miles north-east) and Culbokie (4 miles north-west). We also work in nearby towns such as Inverness (6 miles south), Nairn (15 miles east), Cradlehall (7 miles south-east), Merkinch (5 miles south), Dingwall (7 miles north-west) and Hilton (6 miles south). If you are somewhere remote, a little more planning is needed.

What affects the quote in Munlochy
The price is agreed before any work begins. It’s based on:
- Access and height
- Mould in or behind the old joints
- Working hours on commercial sites
- The size of the job
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
Asking for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- The rough size of the job
- Where the job is, and your postcode
- The type of property
- Access, such as stairs, a lift or height
Need a quote? Please email us at info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear price before work begins.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Do not leave water standing on kitchen joints
- Keep an eye on the corners, where splits start
- Give the silicone its full cure time
- Use gentle cleaners on the silicone
Give the silicone time to cure before it gets wet, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it. Catching it early keeps it a simple reseal.
How the job changes by surface
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.
What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- Damage behind the tiles that needs a tiler
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A bath or tray that moves because it is not properly supported
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
