Regrouting in Munlochy

If you’ve been scrubbing grout that will not come clean, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you’re at it. We work on kitchen splashbacks, tiled floors and wet rooms, and common reasons people get in touch are floor grout that has worn and darkened and discoloured grout on otherwise sound tiles.

In and around a place like Munlochy, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Common problems we fix in Munlochy

A bathroom that stays damp keeps the grout wet, giving mould a place to grow. Black marks that come back after cleaning are often in the grout itself.

Any of these means the joints need attention:

  • Grout that is cracking and breaking up
  • Splashback grout that has darkened
  • Good tiles let down by tired grout
  • Grout in corners that has cracked

Around Munlochy, as everywhere, regrouting is only as good as the preparation behind it.

What regrouting looks like in Munlochy

Munlochy is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

For an older house near a landmark such as Knockbain Munlochy Parish Church and Boundary Wall, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Munlochy is about 6 miles north of Inverness, in Highland. Wherever you are in the IV8 postcode area, we cover regrouting for homes and businesses. Our area takes in 253 places across Highland.

Work in IV8 works the same way as everywhere else we cover. Regrouting is available to properties on Station Road, Cameron Drive and Brae Terrace. Neighbouring places we cover for regrouting include North Kessock (3 miles south), Charlestown (3 miles south), Avoch (3 miles east), Killen (3 miles north-east) and Culbokie (4 miles north-west). Larger places within reach include Inverness (6 miles south), Nairn (15 miles east), Cradlehall (7 miles south-east), Merkinch (5 miles south), Dingwall (7 miles north-west) and Hilton (6 miles south). For island and remote addresses, the job takes a little more planning, so let us know when you get in touch.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Questions from Munlochy

Will you come out to Munlochy?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is there a guarantee on regrouting in Munlochy?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do you grout the corners?

Flexible sealant. Grout is for the joints between tiles, while corners and edges need a joint that can move.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Get any tile that moves checked promptly
  • Use a soft brush rather than a wire one
  • Wipe or squeegee the shower walls
  • Check the corner silicone every few months

If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and open a path for water.

Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.

When something else is needed

It helps to know what we cannot do too:

  • A leaking shower valve or waste
  • Waterproofing that has failed below the tiling
  • Tiles that have come away from the wall

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Wet rooms
  • Bathroom wall tiles
  • Bathroom floors
  • Shower walls
  • Tiled floors
  • Kitchen splashbacks

How the job changes by surface

Shower walls

A shower wall is soaked daily, so its grout takes the most punishment. It normally fails first.

Corners and edges

Internal corners move, so they get silicone, not grout.

What affects the cost of regrouting

Call for a quick quote. The main things that affect it are:

  • Access and height
  • The amount of work
  • When we can work, for business premises
  • Which sealant suits the joint

Combining jobs into one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.

What we need to know

When you call or email, these details help:

  • What’s wrong with the joints now
  • If someone has resealed it before
  • The type of property
  • How we’d reach the joints

There’s no standard price list. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.

How it works

On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work usually takes a few hours, or longer for a fully tiled room. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before
  • Mention any tricky access
