Regrouting for homes and businesses in Longman

Before work begins, the tiles are checked. If any tiles are loose or sound hollow, we tell you, since new grout can’t fix a problem underneath. With sound tiles, regrouting is a tidy, lasting improvement. We’re often asked to deal with dirty, worn grout on a tiled floor and splashback grout that has darkened, across bathroom floors, shower walls and kitchen splashbacks.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Longman homes and their sealant

Longman is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Longman has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Managing a site like Millburn Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Inverness station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Longman is about 1 mile north of Inverness, in Highland. We provide regrouting to householders, landlords and businesses in Longman, as part of our work across Highland. We cover 253 towns and villages across Highland.

Here we cover the IV1, IV3 and IV2 postcode area for regrouting. Whether your property is on Burnett Road, Longman Road and Stadium Road or anywhere close by, our applicators can take on the job. Nearby, we also carry out regrouting in Millburn (1 mile south-east), Crown (1 mile south-east), Merkinch (1 mile west), Inverness (1 mile south) and Ballifeary (2 miles south-west). Larger places within reach include Nairn (15 miles north-east), Cradlehall (3 miles east), Dingwall (11 miles north-west), Alness (14 miles north), Invergordon (14 miles north) and Muir of Ord (9 miles west). If you’re somewhere remote, a little more planning is needed, so mention it when you ask for a quote.

Signs you need regrouting in Longman

Hard water and soap leave a film on grout that’s hard to shift. The grout beneath can stain and weaken, which is when replacing it makes sense.

Keep an eye out for any of the following:

  • Grout washed out of a shower
  • Cracked or crumbling grout lines
  • Corners filled with grout instead of silicone
  • Old grout in a dated colour

If you live in an older home near East Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What to look for in a quote

  • Are they insured?
  • How long the guarantee is
  • What happens if they find a problem under the old sealant
  • Whether VAT is included

Why deal with it now?

If tiles are loose, regrouting alone isn’t the answer. We’ll tell you before work begins so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. In a place like Longman, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Why Longman customers choose us

  • Every job guaranteed for a year
  • Any old sealant cut out fully, not covered over
  • More than 20 years in sealant work
  • Anti-fungal silicone where joints get wet

Take a look at what affects the cost and customer reviews.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

When something else is needed

To be straight with you, there are a few things sealant will not fix:

  • A floor or wall that keeps moving
  • Damaged tiles that need replacing
  • Tiles that have come away from the wall

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a shower enclosure, longer for a whole room and we leave things clean and tidy. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Skip wire brushes and scourers
  • Have loose tiles looked at early
  • Keep an eye on the silicone along the edges
  • Clean grout with a mild bathroom cleaner

A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well to help it dry out.

Stains that won’t clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.

Different surfaces, different methods

Corners and edges

We reseal edges at the same time as regrouting, so the whole area is finished together.

Shower walls

Shower walls get wet every day, so its grout takes the most punishment. It’s often the first place grout washes out.

FAQs for Longman

Is Longman within the area you cover?

Yes, Longman is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near Inverness station. Can you help?

Yes. We work for letting agents and landlords as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.

How soon can the shower be used after regrouting?

The wait depends on the materials and how warm the room is. We’ll tell you exactly how long when the job is done.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Can new sealant go over the old?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Is there any odour?

There can be a smell while the sealant cures. Opening a window helps.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
