Why it’s worth doing now in Merkinch
Grouting over old grout rarely lasts. A thin skin on top tends to break off. Removing the old grout to an even depth lets the new grout key in properly. In a place like Merkinch, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

About our regrouting in Merkinch
Across Merkinch, we regrout tiled showers, bathrooms and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. We work on bathroom wall tiles, tiled floors and shower walls, and the jobs we see most are cracked grout along the bath or tray and grout washed out of a shower.
Bathrooms in smaller places like Merkinch work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
We stand behind the work with a 12-month guarantee, so you’re covered after we’ve gone.

FAQs for Merkinch
Do you work for hotels and guest houses in Merkinch?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Will you come out to Merkinch?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
What information do you need?
Let us know what needs doing and where. If we need more, we’ll ask.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
What does regrouting cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
How soon can the shower be used after regrouting?
It varies with the products and the room. We will tell you exactly how long when the job is done.
Can you regrout just the shower?
Yes. Many jobs are just the shower walls, or the area where the grout has gone.
Looking after it afterwards
So the new joints stay in good condition:
- Use a squeegee on the tiles after showering
- Clean with a soft brush, not anything metal
- Run the extractor fan during and after a shower
- Avoid neat bleach and strong acid descalers on grout
Have any tile that moves checked right away. A loose tile cracks the grout around it and open a path for water.
Small problems with grout are quick to put right. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
When something else is needed
In fairness, there are a few things sealant won’t fix:
- Waterproofing that has failed below the tiling
- Tiles that are loose or hollow behind
- Damaged tiles that need replacing
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What affects the quote in Merkinch
Every job gets its own quote. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
- The size of the job
- How easy the joints are to reach
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
There’s no need for technical detail. Just tell us:
- Pictures of the joints, sent by email
- Where the property is
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What regrouting looks like in Merkinch
Merkinch is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near Inverness station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. In the older streets around St Michael & All Angels, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we do, step by step
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to a full day, depending on the area. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, we check for loose or hollow tiles and point out any we find.
- Old grout is raked out to a consistent depth without chipping the tiles.
- The joints are vacuumed and cleaned.
- New grout is worked into the joints and cleaned off the tile faces.
- Corners and edges are resealed with flexible silicone, not grout.

Advice
Do you need regrouting in Merkinch?
Grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble, especially in a shower that’s used every day.
The most common problems we see are:
- Kitchen splashback grout stained by grease
- Grout stained black or orange that will not clean
- Grout in a colour the owner wants to change
- Crumbling grout between the tiles
If you look after a building such as Inverness High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
What to look for in a quote
- Whether VAT is included
- What insurance they hold
- Whether they seal over old material or remove it
- What happens if they find a problem under the old sealant
