Regrouting in Crown

How we handle regrouting in Crown

Across Crown, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. We work on kitchen splashbacks, tiled floors and shower walls, and common reasons people get in touch are grout stained black or orange that won’t clean and grout in a colour the owner wants to change.

A bathroom in a place like Crown gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Check the corner silicone every few months
  • Rinse the tiles after showering
  • Open a window or run the fan to clear steam
  • Use gentle cleaners on grout

Use a gentle cleaner on the grout with a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.

Bathrooms and kitchens in Crown

Crown is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For site and facilities teams at buildings such as Millburn Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Inverness station? Then a regrout while the flat is empty is quicker than working around a tenant.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

How the visit works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a few hours, or longer for a fully tiled room. Outdoor work around Crown depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in

What affects the quote in Crown

For a quick quote, just ask. The main things that affect it are:

  • Mould in or behind the old joints
  • Which sealant suits the joint
  • Access and height
  • The size of the job

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

To make quoting easier, please include:

  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking

For regrouting in Crown, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.

Why it’s worth doing now in Crown

It’s tempting to fill a few cracks yourself, but the patches often don’t match, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Why Crown customers choose us

  • Arbo and Everbuild products
  • Homes, businesses and hotels
  • Old sealant always removed completely
  • Anti-fungal silicone where joints get wet

Crown questions

I let a flat near Inverness station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Do you work in hotels near Crown?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and you’ll get one quote.

How long will you be here?

It depends on the size of the job, but most jobs take a few hours for a shower enclosure, longer for a whole room. We’ll give you a better idea when we quote.

Will the old sealant be removed?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

What goes in the corners, grout or silicone?

We use silicone in corners and along edges. Grout in those joints cracks as the building moves.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

When something else is needed

We’ll always be straight with you, so here’s what new sealant will not do:

  • A leaking shower valve or waste
  • A leaking wet room membrane
  • Damaged tiles that need replacing

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
