About bathroom resealing in IV8
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on basins & vanity units, sinks & splashbacks and baths, and people most often call us about a messy, uneven bead from a previous reseal and a bead that has pulled away from the tiles.
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work usually takes around two hours for one bath or shower, longer for a whole bathroom.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.

Bathrooms and kitchens across IV8
In IV8, bathroom resealing takes in flats, houses, rentals and businesses, from Munlochy to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
We work across all of Scotland, from the cities to the islands, and IV8 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.
Munlochy: For an older house near a landmark such as Knockbain Munlochy Parish Church and Boundary Wall, older homes can move a little, which is hard on rigid grout and tired sealant. Around Munlochy, as everywhere, bathroom resealing is only as good as the preparation behind it.
How to look after the new joints
A little care helps the new joints last. We recommend:
- Squeegee the walls and tray after use
- Run the extractor fan during and after every shower
- Keep scourers and sharp tools away from the bead
- Let new sealant cure fully before it gets wet
In a kitchen, do not let water sit along the back of the worktop. A dry joint lasts longer.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally will not remove it. Catching it early keeps it a simple reseal.
Why act early?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect.
Questions to ask before you book
- Whether all the old sealant comes out first
- What preparation is included
- Whether you can choose the colour
- Whether VAT is included
Why it fails
Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.
People generally contact us when they notice something like this:
- Gaps where the bath or tray has moved
- Smears of silicone across the tiles
- Failed sealant on the screen profile
- Water getting behind the bath panel
DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What affects the cost of bathroom resealing
For a quick quote, just ask. The main things that affect it are:
- The number and length of the joints
- Mould in or behind the old joints
- Access and height
- The type of sealant required
The cost reflects the work involved, not guesswork. That’s why we ask about the job first.
What we need to know
To help us quote quickly, please include:
- What’s wrong with the joints now
- The rough size of the job
- Photos by email, if that’s easy
- If someone has resealed it before
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work and give you a clear price.
IV8: your questions answered
Do you do kitchens as well as bathrooms?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
How long does a bath or shower reseal take?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Does the resealing come with a guarantee?
Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.
My sealant has gone black. Can you sort it?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Do you have insurance?
Yes, we’re fully insured.
