How bathroom resealing works in IV9
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include damp behind the bath or under the tray and mouldy sealant that has gone black, across sinks & splashbacks, baths and shower trays & enclosures.
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It generally takes a morning or an afternoon for most single baths and showers.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, generally after around 24 hours.

Bathrooms and kitchens across IV9
Homes across IV9 range from older properties to new builds, with plenty of rented property in places like Avoch and Killen. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including IV9. Along the coast in IV9, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.
Avoch: Around Avoch, as everywhere, bathroom resealing is only as good as the preparation behind it. For jobs in and around Avoch, choosing the right material for each joint is as important as a tidy finish.
How the job changes by surface
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we will say so.
When something else is needed
It helps to know what we cannot do too:
- Cracked or missing grout between tiles (that’s regrouting)
- Loose or hollow tiles, or failed tanking behind them
- A tray that rocks until it’s re-bedded
Landlords, agents and businesses in IV9
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
What we’re called out for in IV9
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
It’s worth asking for a quote if you see:
- Lumpy, uneven sealant from a DIY attempt
- Cracked, shrunken or lifting silicone
- Black spots spreading through the bead
- Two layers of silicone, both failing
What affects the quote in IV9
Every job gets its own quote. This is what makes a difference:
- The old material and how stubborn it is
- The product the joint needs
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Helping us quote
When you call or email, these details help:
- Roughly how big the job is
- Pictures of the joints, sent by email
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
Questions from IV9
Can new silicone go straight over the old?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.
Where do you work from?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Is white the only colour available?
You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Do you work for letting agents?
Yes. Domestic, commercial and hotel work are all part of what we do.
