Window mastic for Avoch homes and businesses

For landlords and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Window mastic in Avoch

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that cannot move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. Typical jobs include untidy mastic left by window fitters and cracked internal joints between frame and plaster, on uPVC windows, window sills and patio & French doors.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Our work is backed for twelve months.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

How the visit works

We keep the work tidy and contained to the area we’re working on. The job generally takes a morning for a couple of windows and a door, and we tell you how long to leave it before we go. Outdoor work around Avoch depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children

Different surfaces, different methods

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones are not used, as they can attack some metals. We use a neutral-cure product.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

What affects the cost of window mastic

You will get a clear quote before we start. It takes into account:

  • The size of the job
  • How easy the joints are to reach
  • How many areas need sealing
  • Whether there’s mould to deal with

Doing several joints on one visit is generally more efficient than separate visits. We’ll give you a clear quote for the lot.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • Where the property is
  • Access, such as stairs, a lift or height

To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before we start.

Frames and glazing around Avoch

Avoch is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Around Avoch, as everywhere, window mastic is only as good as the preparation behind it.

Avoch: your questions answered

Is window mastic in a coastal place like Avoch any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Is Avoch in your area for window mastic?

Yes, Avoch is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

Where are you based?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Does the work come with a guarantee?

Yes. Each job is covered for 12 months, inside or out.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Look round the frames every year or so
  • Keep paint and stain on wooden frames in good order
  • Use gentle cleaners on frames and sealant
  • Make sure the drainage slots aren’t blocked

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

Signs you need window mastic in Avoch

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid cannot flex. That is what backing rod is for.

If you can see any of these, it’s time to have the joints looked at:

  • A bead that doesn’t match the frame
  • Cracked sealant at the sill ends
  • Whistling draughts around closed windows
  • Gaps between the frame and the inside reveal

Whether the job is in Avoch itself or nearby, the right material for each joint matters as much as a neat finish.
