Surface by surface

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so they get particular care.

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.

About our window mastic in North Kessock

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. Common call-outs are for rushed sealant from a window installation and white mastic on grey or black frames, across window sills, timber windows & doors and patio & French doors.

Mastic can only go onto a dry joint, so outside work in North Kessock depends on the weather. Let us know about access to every frame, including any upstairs.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Questions from North Kessock

Will you come out to North Kessock?

Yes, North Kessock is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Inverness station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover North Kessock, along with the rest of our area.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.

Will resealing my frames help with draughts?

Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that’s a different fix, and we will say so.

Can I paint over the new sealant?

Not if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Why deal with it now?

Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Why book with us

  • A choice of colours where the product allows
  • Arbo and Everbuild products

What we are called out for in North Kessock

Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

Look out for any of the following:

  • Rain getting in at the frame or under the sill
  • Leaking joints at the ends of sills
  • Gaps between the frame and the inside reveal
  • Hard, cracked sealant around windows

For site and facilities teams at buildings such as Inverness High School, the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • Which colour the sealant will be
  • How much experience the applicator has
  • How hidden problems are handled
  • Whether they seal over old material or remove it

Our hiring checklist

How it works

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It generally takes a few hours for a handful of frames, longer for a whole house. Somewhere like North Kessock may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Before we arrive

  • Mention any parking rules near the property
  • For business premises, tell us about site rules or sign-in
  • Clear items away from the joints we are working on

Frames and glazing around North Kessock

North Kessock is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. With historic houses such as Old Allangrange House (about 2.2 miles north-west) nearby, there’s older building stock in the area around North Kessock as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Old Allangrange House, about 2.2 miles north-west, is one of the historic houses in the wider area around North Kessock. For landlords with property near Inverness station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

North Kessock is about 3 miles north-west of Inverness, in Highland. From the centre of North Kessock to the outskirts, window mastic is available for homes and businesses alike, from flats and houses to offices and hotels. We cover 253 towns and villages across Highland, large and small.

Work in IV1 is quoted and booked the same way as anywhere else. Streets in the area include Main Street, Bellfield Road and Barclay Gardens, and we cover them all. We also cover Charlestown (1 mile south-east), Merkinch (2 miles south-east), Longman (2 miles south-east), Leachkin (2 miles south) and Millburn (3 miles south-east). Further out, we also cover Inverness (3 miles south-east), Cradlehall (5 miles east), Dingwall (9 miles north-west), Hilton (4 miles south-east), Alness (13 miles north) and Invergordon (13 miles north). For island and remote addresses, the job takes a little more planning.
