About our window mastic in Hilton

Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. Common call-outs are for untidy mastic left by window fitters and draughts coming in around windows and doors, on composite doors, timber windows & doors and window sills.

Outdoor sealant needs a dry surface, so window work around Hilton is planned around the weather. Tell us about access to all the windows and doors, upstairs included.

Big or small, it’s backed by our 12-month guarantee.

When it is not the sealant

In fairness, there are a few things sealant won’t fix:

  • Rotten timber, which needs a joiner first
  • Penetrating damp from a failed cavity tray or render
  • Draughts through the window seals rather than the frame

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Hilton homes and the weather

Hilton is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Managing a site like Inshes Primary School? Then its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Inverness station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Hilton is about 1 mile south-east of Inverness, in Highland. Wherever you are in the IV2 postcode area, we can carry out window mastic at your property. We cover 253 towns and villages across Highland, large and small.

Every address in IV2 is covered for window mastic. If you need window mastic at a property on Burn Road, Wade Road and Dell Road or a nearby road, our applicators can take on the job. Nearby, we also carry out window mastic in Inverness (1 mile north-west), Lochardil (1 mile south-west), Slackbuie (1 mile south), Crown (1 mile north) and Ballifeary (1 mile west). Larger places within reach include Nairn (15 miles north-east), Cradlehall (3 miles north-east), Dingwall (13 miles north-west), Muir of Ord (10 miles north-west), Fortrose (9 miles north) and Conon Bridge (11 miles north-west). Being one of Highland’s larger places, Hilton has every kind of property, from flats to offices. Remote and island addresses need a little more planning, so please mention your location when you email us at info@mrmastic.co.uk.

How to look after the new joints

To keep the joints looking good and working properly:

  • Keep jet washers away from the mastic
  • Keep paint off silicone joints
  • Check the mastic once a year
  • Keep solvents and bleach off the sealant

Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

How we quote for window mastic

Every job gets its own quote. These are the things that affect it:

  • Working hours on commercial sites
  • Any mould that needs treating
  • The product the joint needs
  • How many areas need sealing

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

To help us quote quickly, please include:

  • The type of property
  • Any access issues, like height or stairs
  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking

Every job is quoted individually. Simply email us at info@mrmastic.co.uk and describe the job and send pictures if you have them.

Hilton questions

Can you help a landlord with a rental near Inverness station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Hilton?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Where do you work from?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Do you work on first-floor windows?

Yes, in most cases. We plan safe access before the job.

How many windows can you do in a day?

A handful of frames is a short visit, while a whole house takes longer. We confirm the timing with your quote.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Are you fully insured?

Yes. Mr Mastic is fully insured.

What happens if it’s left?

Working on frames from a ladder with a sealant gun isn’t easy, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning for a couple of windows and a door. Outdoor work around Hilton depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can

Related advice

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Surface by surface

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.

Timber windows & doors

Timber moves with moisture as well as heat, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.
