External & façade joints in Hilton, Highland
Problem with your movement joints in Hilton? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Damp patches traced to an open external joint
- Panel joints letting water in
- Rigid filler in a joint that should flex
About our external mastic in Hilton
Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. We work on concrete & block, joints between brick and frames and façade panels, and people most often call us about failed seals between different materials and joints with sealant missing in places.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
Big or small, it’s backed by our one-year guarantee.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
How the visit works
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Hilton need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
How to prepare
- Clear the area around the work
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules

Keeping the joints in good condition
After the cure time, these simple habits help:
- Keep high-pressure jets off the joints
- Get split or bare joints resealed while the damage is small
- Ask before painting over external sealant
- Tell anyone working on the walls about the movement joints
Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
When it is not the sealant
It helps to know what we cannot do:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Loose or hollow render, which needs re-rendering
- Cracks in the bricks or render themselves, away from the joints
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.
What we seal
- Joints between brick and frames
- Façade panels
- Concrete & block
- Render & cladding joints
- Copings & trims
- Brickwork movement joints
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.
What affects the quote in Hilton
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The type of sealant required
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
- How many areas need sealing
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
Helping us quote
To make quoting easier, please include:
- A few photos by email, if you can
- If someone has resealed it before
- What’s wrong with the joints now
- Where the property is
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work.
Leave it or put it right?
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Questions from Hilton
Is Hilton within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Inverness station. Can you help?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Do you guarantee your work?
Yes: twelve months. If anything is not right with the work within the year, let us know and we will sort it.
Are you fully insured?
Yes. We are fully insured for domestic and commercial work.
Do you use backing rod?
We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back, so the joint can move.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
How long before the joint can be used?
It depends on the product. We tell you how long to leave it before we go.
How long does the job take?
That depends on the amount of work, but as a guide it takes anything from a few hours to several days, depending on the building. We will give you a better idea when we quote.
External mastic in Hilton: local notes
Hilton is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
For landlords with property near Inverness station, split movement joints are easy to miss on a rental until damp shows inside. Managing a site like Inshes Primary School? Then larger buildings have long runs of movement joint that eventually need resealing.
