External mastic near Inverness

Different surfaces, different methods

Joints between dissimilar materials

Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it and keep the sealant to the right depth.

How we handle external mastic in Inverness

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. We’re often asked to deal with hard, crazed mastic that has stopped moving and cracked joints where brick meets render or frames, across copings & trims, brickwork movement joints and render & cladding joints.

In a town like Inverness, plenty of homes have harled (roughcast) walls, and the joints where harling meets windows, doors and pipes need a sealant that grips and flexes. Rooflines take their share of the weather as well.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Signs you need external mastic in Inverness

Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.

If you can see any of these, it’s time to have the joints looked at:

  • Movement joints filled with mortar instead of sealant
  • Failed seals between different materials
  • Panel joints letting water in
  • Damp patches traced to an open external joint

If you look after a building such as Inverness High School, its movement joints, gutters and trims need looking after like any other building’s.

Questions to ask before you book

Inverness buildings and the weather

Inverness is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Rented homes near Inverness station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

The process

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. It normally takes a few hours for a handful of joints, longer for a whole elevation. For a job in Inverness, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Getting ready for the visit

  • Move anything stored near the joints
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in

FAQs for Inverness

Do you cover Inverness for external mastic?

Yes, Inverness is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is external mastic in a coastal place like Inverness any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

When will the joints need doing again?

It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

How long does external mastic take?

A typical job takes anything from a few hours to several days, depending on the building, including the preparation. We will confirm how long when we quote.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

When something else is needed

In fairness, some problems need a different trade:

  • Rising or penetrating damp from elsewhere in the wall
  • Subsidence or other structural problems
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

  • Façade panels
  • Render & cladding joints

How we quote for external mastic

Your quote is based on your job. We look at:

  • How much there is to do
  • Any working-time requirements on site
  • How many areas need sealing
  • Whether the work is at height

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • If someone has resealed it before
  • Where the property is
  • The type of property
  • Any access issues, like height or stairs

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Walk round the building once a year and look at the joints
  • Make sure movement joints are not pointed over
  • Point out the joints to other trades
  • Wash walls gently around the sealant

Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.
