Glazing silicone in Hilton

FAQs for Hilton

Can you help a landlord with a rental near Inverness station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is Hilton within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are you insured?

Yes. We are fully insured.

How long will you be here?

It depends on the size of the job, but most jobs take a few hours, depending on how many joints need doing. We’ll give you a better idea when we quote.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected.

Do you reseal glass shower screens?

Yes, it’s a common job. The screen is resealed with anti-fungal silicone made for wet areas.

About our glazing silicone in Hilton

Many conservatory leaks come down to failed sealant, where glass meets frame or frame meets wall. We find the joint that is letting water in and renew it, and if it’s something sealant cannot fix, we’ll tell you. Common call-outs are for drips on the inside of a conservatory window and rooflight joints letting water in, on glass-to-frame joints, glass balustrade bases and conservatory frames.

In and around a place like Hilton, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Each job carries a 12-month guarantee.

How we quote for glazing silicone

The quote reflects the job in front of us. We take into account:

  • The type of sealant required
  • Whether there’s mould to deal with
  • Access and height
  • Any working-time requirements on site

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • The problem you’ve noticed
  • How we’d reach the joints
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel

Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details, and pictures are welcome.

When something else is needed

A few problems are outside what sealant work can do:

  • Structural problems with a conservatory roof
  • A sealed unit that has misted inside
  • A broken pane or roof panel

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Joints and surfaces we work on

  • Conservatory frames
  • Shower screens
  • Rooflights
  • Glass-to-glass joints
  • Glass-to-frame joints
  • Glass balustrade bases

The process

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for most jobs. For a place like Hilton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Before we arrive

  • Mention if the joints have been sealed before
  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Ventilate the conservatory to cut condensation
  • Look over the glazing joints once a year
  • Check the gutters above the glazing for debris
  • Avoid scraping close to the bead

Do not use blades or scrapers near the bead when cleaning the glass. Stick to a soft cloth.

Don’t leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the leak gets worse.

How the job changes by surface

Shower screens

Black or peeling silicone on a screen lets water out. Cutting it out and resealing fixes it.

Glass balustrade bases

Balustrade bases are exposed outdoors. A sound sealant joint keeps them tidy and dry.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Frames and glazing around Hilton

Hilton is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Managing a site like Inshes Primary School? Then its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Inverness station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
