Remedial sealant in Hilton, done properly

Remedial work is what we do when sealant has failed or been done badly. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out before the joint can be done properly. Typical jobs include sealant that came away because the surface wasn’t prepared and caulk or the wrong sealant used in a wet area, on shrunken worktop sealant, expansion joints and botched or over-sealed joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Common questions in Hilton

Will you come out to Hilton?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for hotels and guest houses in Hilton?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

How much does remedial sealant cost in Hilton?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Do the sealants smell?

Possibly a little. It fades as the sealant cures.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Does remedial work come with a guarantee?

Yes, with our one-year guarantee. Where we have flagged another fault, it needs fixing for the joint to last.

Why it’s worth doing now in Hilton

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. In an older home around Hilton, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

What we can’t put right

In fairness, some problems need a different trade:

  • Tiles that have come away from the wall
  • Movement from fittings that aren’t supported
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Landlords, agents and businesses in Hilton

We also work for property managers and facilities teams in Hilton and across Highland. Several sites can be quoted together.

Letting agents and landlords in Hilton can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Different surfaces, different methods

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal in a colour to suit.

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath.

Common problems we fix in Hilton

How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, can’t stretch, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.

Any of these means the joints need attention:

  • Kitchen joints letting water behind the worktop
  • Dark patches showing through the sealant
  • Floor or wall movement joints that have failed
  • A shower that leaks however often it’s resealed

For site and facilities teams at buildings such as Inshes Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What to look for in a quote

  • How the joint is cleaned and prepared
  • What insurance they hold
  • Is the old sealant removed completely?
  • When the joint can take water or movement

Choosing a sealant specialist

Hilton homes and their sealant

Hilton is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For landlords with property near Inverness station, a joint that keeps failing is best fixed properly while the property is empty.

Hilton is about 1 mile south-east of Inverness, in Highland. We carry out remedial sealant for householders, landlords and businesses in Hilton and the surrounding area, as part of our work across Highland. Our Highland coverage runs to 253 places, and Hilton is one of them.

Work in IV2 is quoted and booked the same way as anywhere else. Whether your property is on Burn Road, Wade Road and Dell Road or anywhere close by, we can help. We also cover the places around Hilton: Inverness (1 mile north-west), Lochardil (1 mile south-west), Slackbuie (1 mile south), Crown (1 mile north) and Ballifeary (1 mile west). Island and remote addresses take a little more planning, so please mention your location when you drop us a line at info@mrmastic.co.uk.
