Remedial sealant & repairs in Lochardil, Highland
Our applicators work in Lochardil on removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Caulk or the wrong sealant used in a wet area
- Wide, uneven beads that look worse than the old ones
- Sealant that came away because the surface wasn’t prepared
How we handle remedial sealant in Lochardil
Movement and expansion joints fail when the sealant cannot stretch. We cut out the failed sealant and set the depth with backing, before resealing with a flexible product suited to the movement. We are often asked to deal with sealant applied over old sealant that has lifted and black mould underneath the bead, across mouldy bath & shower sealant, failed movement joints and leaking tray & enclosure joints.
In and around a place like Lochardil, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
All of our work is guaranteed for twelve months.

Leave it or put it right?
Hidden water does the most damage: soaked floorboards, ceiling stains below and blown plaster. By comparison, sorting the joint is quick. In an older home around Lochardil, damp from a failed joint can get into timber and plaster.
Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Quotes for remedial sealant in Lochardil
There’s no set price list, because no two jobs are the same. What we look at:
- When we can work, for business premises
- Whether there’s mould to deal with
- How many areas need sealing
- The product the joint needs
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:
- Any access issues, like height or stairs
- A few pictures by email, if you can
- How many joints, rooms or windows are involved
- If someone has resealed it before
We quote each job on its own, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details, and photos are welcome.
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Find out why the sealant failed first
- Have loose fittings fixed before resealing
- Keep bleach and abrasives off the bead
- Keep the room well ventilated
Keep the room ventilated: run the fan during and after showers, or open a window.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
The process
There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a typical bath or shower, longer where several layers have been applied from start to finish. Outdoor work around Lochardil depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Before we arrive
- Let us know about earlier repairs to the joints
- Let us know if you’ve seen damp or leaks
- Where the joints are inside, avoid wetting them before we arrive
Ask for a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
