Window mastic for Crown homes and businesses

Window mastic in Crown

Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. To get one, drop us a line at info@mrmastic.co.uk with the number of frames and any access details. We work on patio & French doors, aluminium frames and uPVC windows, and people most often call us about rushed sealant from a window installation and gaps between the frame and the inside reveal.

In and around a place like Crown, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

A 12-month guarantee comes as standard.

Why deal with it now?

Running fresh sealant over the old joint is tempting, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What window mastic looks like in Crown

Crown is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you look after a building such as Millburn Academy, the mastic around its windows and doors needs looking after like any other building’s.

Crown is about 1 mile north-east of Inverness, in Highland. Jobs in Crown get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Crown is one of 253 towns and villages in Highland we cover for window mastic.

Here we cover the IV2, IV1 and IV99 postcode area for window mastic. If you need window mastic at a property on Islay Road, Union Road and Crown Road or anywhere close by, we can help. Questions from Crown

Will you come out to Crown?

Yes. Crown is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does the coastal weather in Crown affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do you work on first-floor windows?

Yes, where they can be reached safely. Let us know about access when you ask for a quote and we’ll plan for it.

How many windows can you do in a day?

That depends on the number of frames, how they’re reached and the state of the old mastic. You’ll know the timing when we quote.

How long should I leave it?

Cure times vary by product and the temperature. Before we leave, we’ll tell you the cure time.

Can you seal the gap between the frame and the plaster indoors?

Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.

Do you need window mastic in Crown?

On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.

Look out for these signs:

  • Rushed sealant from a window installation
  • Rain getting in at the frame or under the sill
  • Sealant in the wrong colour for the frame
  • Mastic that has split away from the wall

Letting a property close to Inverness station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Our hiring checklist

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How the job changes by surface

Patio & French doors

Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that.

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.

Aftercare tips

Aftercare is simple:

  • Clear any debris from frame drain holes
  • Avoid harsh chemicals near the mastic
  • Look round the frames every year or so
  • Wipe condensation off the frames

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

What we do, step by step

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. For a place like Crown, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Clear the area around the work
  • Mention any sign-in or site rules at work premises
  • Keep children and pets away from the work area

Advice

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Rotten timber, which needs a joiner first
  • Worn gaskets, brush seals or a door that has dropped
  • Misting between the panes of a double-glazed unit (that needs a new unit)

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
