Window mastic for homes and businesses in Merkinch

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you have draughty joints inside around the window and gaps left after new windows were fitted, we can help.

In and around a place like Merkinch, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

Each job carries a 12-month guarantee, whatever its size.

Why deal with it now?

A quick bead over the top of old mastic looks like an easy fix, but new sealant cannot bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Around Merkinch, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first.

Merkinch questions

Do you cover smaller places like Merkinch?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Inverness station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Can you get sealant to suit coloured frames?

Yes. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Are you fully insured?

Yes. Mr Mastic is fully insured.

How many windows can you do in a day?

Allow anything from an hour or two to a full day, depending on how many frames there are. Access and the amount of old mastic make the biggest difference.

What happens on the day

The work is kept neat and contained to the joints we’re treating. Expect the work to take a morning for a couple of windows and a door, and we tell you how long to leave it before we go. For a place like Merkinch, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in

What sealant work can’t fix

Before you book, it’s worth knowing the limits too:

  • A sash or casement that won’t close properly
  • Soft or decayed wood in the frame
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Where we work in Merkinch

  • Composite doors
  • uPVC windows
  • Window sills
  • Patio & French doors
  • Aluminium frames
  • Timber windows & doors

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Common problems we fix in Merkinch

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, while a joint packed solid cannot stretch. Backing rod sets the right depth.

Most people get in touch when they notice one of these:

  • Old mastic that has gone black or come away
  • Mastic that has split away from the wall
  • Cracked sealant at the sill ends
  • White mastic on grey or black frames

Rented homes near Inverness station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Composite doors

Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.

Patio & French doors

Heavy door frames can move more than windows. The sealant must cope with it, where a rigid one would crack.

Windows and doors in Merkinch

Merkinch is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Old Allangrange House (about 3.9 miles north-west) nearby, there’s older building stock in the area around Merkinch as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Schools such as Inverness High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near St Michael & All Angels, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
