Window mastic near Charlestown

Frames and glazing around Charlestown

Charlestown is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. With historic houses such as Old Allangrange House (about 2.5 miles north-west) nearby, there’s older building stock in the area around Charlestown as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Old Allangrange House, about 2.5 miles north-west, is one of the historic houses in the wider area around Charlestown, and older homes nearby need a sealant that suits their walls. For landlords with property near Inverness station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

About our window mastic in Charlestown

There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. Common call-outs are for black, perished sealant on frames and cracked or shrunken mastic around the frame, across timber windows & doors, uPVC windows and aluminium frames.

Outdoor sealant needs a dry surface, so window work around Charlestown is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

What happens if it’s left?

If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly. In an older home around Charlestown, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Why us?

  • White, clear, grey or another colour, product permitting
  • Experience in homes, commercial sites and hotels
  • 20+ years of sealant experience
  • We leave the area clean and tidy

Signs you need window mastic in Charlestown

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, while a joint packed solid can’t stretch. That is what backing rod is for.

It’s worth asking for a quote if you see:

  • Cold air getting in at the frame edge
  • Damp patches on the reveal after heavy rain
  • Mastic that is falling out in pieces
  • Gaps between the frame and the inside reveal

If you look after a building such as Inverness High School, its window and door frames need their mastic kept sound, just like a home’s.

What your quote should include

  • What the quote includes, VAT included or not
  • Is the old sealant removed completely?
  • Whether they’re fully insured
  • Whether you can choose the colour

Our hiring checklist

Looking after it afterwards

Aftercare is simple:

  • Don’t aim a pressure washer at the joints
  • Wash the frames with mild soapy water
  • Keep paint and stain on wooden frames in good order
  • Keep drainage slots and sill grooves clear

Most silicone sealants won’t take paint, so mention any painting plans before any work starts. We can use a paintable sealant where that matters.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

When something else is needed

A few problems are outside what sealant work can do:

  • Draughts through the window seals rather than the frame
  • Soft or decayed wood in the frame
  • Penetrating damp from a failed cavity tray or render

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

How the visit works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a morning for a couple of windows and a door for a typical job. Around Charlestown, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • On commercial sites, let us know about site rules
  • Plan for the work area to be out of bounds to pets and children
  • Clear the area around the work
