External mastic near Charlestown

Outside joints around Charlestown

Charlestown is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Old Allangrange House, about 2.5 miles north-west, is one of the historic houses in the wider area around Charlestown, and older homes nearby need a sealant that suits their walls. Managing a site like Inverness High School? Then its movement joints, gutters and trims need looking after like any other building’s.

About our external mastic in Charlestown

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. Common call-outs are for water getting into walls through failed joints and joints with sealant missing in places, across copings & trims, concrete & block and render & cladding joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

When something else is needed

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • Walls that need new movement joints cut into them
  • Structural movement, which needs a surveyor or engineer
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

  • Joints between brick and frames
  • Copings & trims
  • Brickwork movement joints
  • Render & cladding joints
  • Façade panels
  • Concrete & block

What the job involves on each surface

Cladding and façade panels

Cladding and façade panels are usually separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. We reseal them with a low-modulus sealant over backing rod in a colour to suit the brick.

What we do, step by step

You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a handful of joints, longer for a whole elevation in most cases. Around Charlestown, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • Mention any leaks or damp you’ve noticed

Advice

Common problems we fix in Charlestown

Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and rips as the joint opens.

Signs it’s time to call us include:

  • Failed sealant between panels on a façade
  • Failed seals between different materials
  • Old sealant gone brittle and cracked
  • Joints where the bead has come unstuck

Rented homes near Inverness station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What to look for in a quote

  • Who does the work, and how experienced they are
  • Is the old sealant removed completely?
  • What guarantee comes with the work
  • Is VAT in the price?

How to choose a mastic man

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Common questions in Charlestown

Does the coastal weather in Charlestown affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Is Charlestown within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose, and the wall may crack nearby. A flexible sealant is the right fill.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.

I rent my home. Can I book you?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Can you seal joints between render and window frames?

Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.
