Window mastic in Rosemarkie
If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. Where the air is getting in through the window itself, we’ll say so. If you are dealing with gaps where the sill meets the wall and cracked or shrunken mastic around the frame, we can help, whatever the surface.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
There’s a 12-month guarantee on every job, large or small.

Aftercare tips
A little care helps the new joints last. We recommend:
- Don’t use solvent cleaners on the joint
- Avoid blasting the frames with a pressure washer
- Walk round the house once a year and look at the joints
- Keep paint off silicone joints
A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
Why deal with it now?
Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Rosemarkie homes and the weather
Rosemarkie is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
In the older streets around Rosemarkie Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Inverness Airport station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Your questions about window mastic in Rosemarkie
Does living near the coast affect window mastic in Rosemarkie?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do you cover smaller places like Rosemarkie?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Rosemarkie, along with the rest of our area.
Can new window sealant be painted?
Most silicone can’t be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
Can landlords and businesses book you?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in Rosemarkie.
Are you insured?
Yes. We are fully insured.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Landlords, agents and businesses in Rosemarkie
Landlords and agents in Rosemarkie can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.
How it works
On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take most of a day for a typical house, less for a few frames. Outside jobs in Rosemarkie need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Keep children and pets away from the work area
- Move anything stored near the joints
- Where the joints are inside, avoid wetting them before we arrive

How we quote for window mastic
For a quick quote, just ask. The main things that affect it are:
- The size of the job
- How many rooms, windows or areas are involved
- The old material and how stubborn it is
- The product the joint needs
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
- A few pictures by email, if you can
- The problem you’ve noticed
Every job is quoted individually. Just email us at info@mrmastic.co.uk with the details, and photos are welcome.
Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
