How we handle window mastic in Tain
Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. If you have cracked or shrunken mastic around the frame and draughty joints inside around the window, we can put it right, on uPVC windows, window sills and patio & French doors alike.
In and around a place like Tain, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

The process
The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take a few hours for a handful of frames, longer for a whole house. Around Tain, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Mention any parking rules near the property
- Let us know about stairs, lifts or work at height
- Let us know about earlier repairs to the joints

Advice
How to look after the new joints
A little care helps the new joints last. We recommend:
- Walk round the house once a year and look at the joints
- Use gentle cleaners on frames and sealant
- Make sure the drainage slots aren’t blocked
- Keep timber frames painted
Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
How the job changes by surface
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We can talk through the options.
Window sills
The end joints of a sill tend to fail before the rest. We reseal them so rain can’t run into the wall.

Other services in Tain
When to call us in Tain
Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.
The most common problems we see are:
- Untidy mastic left by window fitters
- Mastic that’s falling out in pieces
- Whistling draughts around closed windows
- Hard, cracked sealant around windows
Schools such as Tain Royal Academy are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
What to look for in a quote
- What product goes in the joint
- When the joint can take water or movement
- What preparation is included
- What guarantee comes with the work
Can I do it myself?
A DIY attempt does not rule out a professional job. We cut it out and start again.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Window mastic in Tain: local notes
Tain is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
For landlords with property near Tain station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Your questions about window mastic in Tain
Is Tain within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is window mastic in a coastal place like Tain any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
When is the sealant fully cured?
Cure times vary by product and the conditions. We tell you how long to leave it before we go.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access.
Can you do the inside joint as well?
Yes. Outside is the weather seal; inside closes the gap to the plaster. We can do either or both.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
