Kildary Window Mastic
Our applicators work in Kildary on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.

- Cracked or shrunken mastic around the frame
- Gaps where the sill meets the wall
What happens on the day
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a morning for a couple of windows and a door. Around Kildary, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
How to prepare
- Clear the area around the work
- Let us know about stairs, lifts or work at height
- Mention if the joints have been sealed before

Advice
Window mastic in Kildary
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Common call-outs are for damp patches on the reveal after heavy rain and a bead that doesn’t match the frame, on patio & French doors, window sills and timber windows & doors.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What affects the quote in Kildary
The quote reflects the job in front of us. We take into account:
- Whether the work is at height
- Any working-time requirements on site
- Any mould that needs treating
- The type of sealant required
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear price before work begins.
What we need to know
When you contact us, these details help:
- The type of property
- The problem you’ve noticed
- Any access issues, like height or stairs

Do you need window mastic in Kildary?
A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.
It’s worth asking for a quote if you see:
- Mastic that’s falling out in pieces
- Gaps where the sill meets the wall
- Hard, cracked sealant around windows
- Damp patches on the reveal after heavy rain
For landlords with property near Fearn station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
What to look for in a quote
- Whether they seal over old material or remove it
- What the quote includes, VAT included or not
- When the joint can take water or movement
- What happens if the job turns out different
Landlord and commercial work in Kildary
Letting agents and landlords in Kildary can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
Letting agents often deal with us directly. Tell us the address, the job and how access works.
How the job changes by surface
Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.
Patio & French doors
Heavy door frames can move more than windows. The sealant must cope with it without cracking.
Kildary homes and the weather
Kildary is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
If you live in an older home near Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
Kildary is about 14 miles north-west of Nairn, in Highland. Whether you are in the middle of Kildary or further out, we cover window mastic for every kind of property, from flats and houses to offices and hotels. Across Highland, we cover 253 places, and Kildary is one of them.
Our applicators cover all of IV18 for window mastic and the streets around it. That includes homes and businesses on Parkside and Parkhill. We also cover Milton (1 mile south-west), Kilmuir (1 mile south-west), Barbaraville (2 miles south-west), Arabella (2 miles east) and Pitcalnie (3 miles south-east). Within a short drive, we also cover Nairn (14 miles south-east), Tain (4 miles north), Alness (8 miles south-west), Dornoch (9 miles north), Invergordon (5 miles south-west) and Fortrose (12 miles south). For island and remote addresses, the job takes a little more planning.
What’s near Kildary
For rail, the closest station is Fearn station, about 3.4 miles north-east. Nearby you’ll also find Milntown Castle (0.9 miles south) and County Community Hospital (4.7 miles south-west). Not far away are Loch Eye.
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Walk round the house once a year and look at the joints
- Avoid blasting the frames with a pressure washer
- Wipe condensation off the frames
- Make sure the drainage slots are not blocked
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.
What else we do in Kildary
Why deal with it now?
The work is quick compared with the damage it prevents: it takes a few hours for a few frames, or a day or more for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

FAQs for Kildary
Does living near the coast affect window mastic in Kildary?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do you work for landlords with property near Fearn station?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
When is the sealant fully cured?
Cure times vary by product and the conditions. Before we leave, we’ll tell you the cure time.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Can new sealant go over the old?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Will resealing my frames help with draughts?
It will if the frame joint is the problem. We check where the draught is before we start.
Will there be a smell?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
