Window & door mastic in Milton, Highland
Mastic around window and door frames, sills and patio doors for Milton, backed by a one-year guarantee. Call for a quick quote.
- Mastic that has split away from the wall
- Black, perished sealant on frames
- Gaps where the sill meets the wall
How we handle window mastic in Milton
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Common call-outs are for leaking joints at the ends of sills and sealant in the wrong colour for the frame, on timber windows & doors, composite doors and aluminium frames.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
There’s a 12-month guarantee on every job, whatever its size.

Milton homes and the weather
Milton is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Milton is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.
If you let a flat or house near Fearn station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Questions from Milton
Will you come out to Milton?
Yes, Milton is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is window mastic in a coastal place like Milton any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Will new mastic stop draughts?
It will if the frame joint is the problem. We find where the air is coming from before we reseal.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Do you work for landlords and businesses?
Yes, often. Several properties can go on one quote.
Is it OK to seal over old sealant?
No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
How much does window mastic cost in Milton?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.
How long does it take to reseal the windows on a house?
A handful of frames is a short visit, while a whole house takes longer. We confirm the timing with your quote.
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
What happens on the day
We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. The job usually takes a few hours for a handful of frames, longer for a whole house. Outdoor work around Milton depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We check each frame and agree which ones need doing.
- The old mastic is cut out and the surfaces cleaned back.
- We fit backing rod in deep gaps so the sealant is the right depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Every joint is checked before we leave.
Before we arrive
- Tell us about any water getting in
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit

When to call us in Milton
On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.
Look out for these signs:
- Cold air getting in at the frame edge
- Hard, cracked sealant around windows
- Rain getting in at the frame or under the sill
- Old mastic that has gone black or come away
For an older house near a landmark such as Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What affects the cost of window mastic
Jobs vary more than people expect. The main factors:
- Which sealant suits the joint
- The number of rooms or windows
- Whether there’s mould to deal with
- Any working-time requirements on site
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
You don’t need to know the technical terms. It helps if you can tell us:
- The rough size of the job
- Whether it has been sealed before
- Where the property is
- Pictures of the joints, sent by email
Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll take it from there.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
When it is not the sealant
A few problems are outside what sealant work can do:
- Faulty window hardware
- Damp problems in the wall away from the window
- Rotten timber, which needs a joiner first
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Wash the frames with mild soapy water
- Check the mastic once a year
- Don’t paint over the silicone
- Do not use solvent cleaners on the joint
Most silicone sealants will not take paint, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.
A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.
