Window mastic in Dornoch, done properly

Around Dornoch we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We work on aluminium frames, window sills and timber windows & doors, and people most often call us about gaps left after new windows were fitted and a bead that doesn’t match the frame.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Every job is covered by a one-year guarantee, wherever you are in Highland.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Your questions about window mastic in Dornoch

I let a flat near Tain station. Can you help?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Does the coastal weather in Dornoch affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Can new window sealant be painted?

Silicone generally will not take paint. Let us know beforehand, and we will use a paintable product where it suits.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.

Do you work on first-floor windows?

Yes, if safe access is possible. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Air rooms to keep condensation down around windows
  • Keep solvents and bleach off the sealant
  • Repaint timber before it’s bare
  • Keep jet washers away from the mastic

Silicone can’t usually be painted, so mention any painting plans before we start. We can use a paintable sealant where that matters.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

Leave it or put it right?

The work is quick compared with the damage it prevents: the visit takes anything from an hour or two to a full day, depending on how many frames there are. Leave it until water is coming in and you may need plastering and decorating as well. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

How we quote for window mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Mould in or behind the old joints
  • The number and length of the joints
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Asking for a quote

To make quoting easier, please include:

  • The type of property
  • Where the property is
  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work.

Landlords, agents and businesses in Dornoch

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Windows and doors in Dornoch

Dornoch is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Schools such as Dornoch Academy are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Tain station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • A frame that has rotted at the joint
  • Draughts through the window seals rather than the frame
  • Faulty window hardware

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

  • Timber windows & doors

The process

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a morning for a couple of windows and a door. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks
