Window & door mastic in Hilton, Highland
Our applicators work in Hilton on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Old mastic that has gone black or come away
- Damp patches on the reveal after heavy rain
- Cracked internal joints between frame and plaster
Common problems we fix in Hilton
Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
The most common problems we see are:
- Leaking joints at the ends of sills
- Sealant in the wrong colour for the frame
- Whistling draughts around closed windows
- Cracked or shrunken mastic around the frame
In and around Hilton, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

About our window mastic in Hilton
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. We’re often asked to deal with untidy mastic left by window fitters and cracked or shrunken mastic around the frame, on patio & French doors, timber windows & doors and uPVC windows.
Outdoor sealant needs a dry surface, so window work around Hilton is planned around the weather. Let us know about access to every frame, including any upstairs.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What we do, step by step
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. Around Hilton, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
How to prepare
- On commercial sites, let us know about site rules
- Let us know if you’ve seen damp or leaks

What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- Damp problems in the wall away from the window
- Draughts through the window seals rather than the frame
- A failed sealed unit that has misted up
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Avoid blasting the frames with a pressure washer
- Paint up to the joint, not over it
- Do not use solvent cleaners on the joint
- Look round the frames every year or so
Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
Why it’s worth doing now in Hilton
A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. In a place like Hilton, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and send you a clear quote before any work starts.

Common questions in Hilton
Do you cover smaller places like Hilton?
Yes, Hilton is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Hilton in your area for window mastic?
Yes, Hilton is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and you will get one quote.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Can you do the inside joint as well?
Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Is the new sealant paintable?
Most silicone can’t be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
Hilton homes and the weather
Hilton is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Managing a site like Dornoch Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.

What the job involves on each surface
Composite doors
A composite door normally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.
Timber windows & doors
Where timber has rotted at the joint, it needs repairing first. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.
