Regrouting near Hilton

Regrouting for homes and businesses in Hilton

If you’ve been scrubbing grout that won’t come clean, the discolouration has usually soaked into the grout. New grout is the fix that lasts and you can pick a different colour while you’re at it. If you’re dealing with grout in a colour the owner wants to change and dirty, worn grout on a tiled floor, we can put it right, on bathroom floors, kitchen splashbacks and wet rooms alike.

Bathrooms in smaller places like Hilton work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

You get a one-year guarantee, the same in Hilton as everywhere else we work.

When to call us in Hilton

Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down over time, leaving the joints sunken and rough.

It’s worth asking for a quote if you see:

  • Kitchen splashback grout stained by grease
  • Stained grout that cleaning won’t shift
  • Cracked grout along the bath or tray
  • Floor grout that has worn and darkened

Schools such as Dornoch Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Landlord and commercial work in Hilton

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Movement in a stud wall or floor
  • Damaged tiles that need replacing
  • A leaking wet room membrane

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

How the visit works

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, or longer for a fully tiled room. For a place like Hilton, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Getting ready for the visit

  • Let us know about parking restrictions
  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules

Hilton homes and their sealant

Hilton is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Why deal with it now?

Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Different surfaces, different methods

Bathroom floors

New floor grout makes a big difference to how a bathroom looks. Floor-to-wall and bath joints are sealed, not grouted.

Corners and edges

Corners flex as the building moves, so we seal them rather than grout them.

Hilton questions

Do you take on hotel work around Hilton?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do you cover Hilton for regrouting?

Yes. Our work covers the whole of Scotland, and Hilton is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Do you guarantee regrouting?

Every job comes with our 12-month guarantee.

Can you regrout if a few tiles are loose?

If tiles are loose, something behind them has generally failed. Grout on its own will not fix that, and we will tell you before work begins.

How long does regrouting take?

A typical job takes anything from a few hours to a full day, depending on the area, including preparation and clearing up. We’ll confirm how long when we quote.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

How to look after the new joints

To keep the joints looking good and working properly:

  • Use a soft brush rather than a wire one
  • Keep harsh bleach and acid cleaners off the grout
  • Rinse soap off the tiles after each shower
  • Keep an eye on the silicone along the edges

Have any tile that moves checked straight away. A loose tile cracks the grout around it and lets water in.

Stains that won’t clean are a sign the grout is breaking down. At this point it’s a simple regrout while the tiles are still sound.
