A traditional finish suits a period property.
Sash and case windows
The box of a sash and case window sits in the stone or brick opening. Sand mastic seals the joint round it.
How we handle sand mastic in Hilton
Sand mastic doesn’t last for ever, leaving gaps round the window. Renewing it closes the gap so the surround looks right again. We work on period & listed homes, brick reveals and tenement windows, and people most often call us about window mastic to renew ahead of painting and gaps round a timber door in stone or brick.
In and around a place like Hilton, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

What else we do in Hilton
When it isn’t the sealant
It helps to know what we cannot do:
- Broken panes
- Planning or listed building consent (your local planning authority decides)
- Sash cords, weights and draught-proofing of the sashes

What we seal
- Sash and case windows
- Period & listed homes
- Timber door frames
- Brick reveals
- Tenement windows
- Stone surrounds
Leave it or put it right?
An open joint round the frame lets weather in. Water can get to the frame and the masonry, so dealing with it now protects both. In a place like Hilton, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

What sand mastic looks like in Hilton
Hilton is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
In and around Hilton, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.
Hilton is about 22 miles north of Nairn, in Highland. From the centre of Hilton to the outskirts, sand mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Hilton is one of 253 places in Highland we cover.
Our applicators cover all of IV25 for sand mastic and the streets around it. That includes homes and businesses on Birchwood and Embo Street. We also cover the places around Hilton: Embo (1 mile north-east), Dornoch (1 mile south), Camore (2 miles south-west), Skelbo Muir (2 miles north-west) and Littleferry (3 miles north). Larger places within reach include Tain (6 miles south), Invergordon (15 miles south), Brora (10 miles north-east), Cromarty (15 miles south) and Balintore (11 miles south). Island and remote addresses take a little more planning, so tell us where you are when you ask for a quote.

When to call us in Hilton
Some old mastic was never deep enough. Mastic that’s too thin cracks and drops out so we make sure the new mastic is the right thickness.
If you can see any of these, it’s time to have the joints looked at:
- Cement or filler used on old window joints that has cracked
- Mastic that needs renewing before redecorating
- Old sand mastic that has cracked, crumbled or fallen out
- Draughts and rain around sash boxes
If you look after a building such as Dornoch Academy, the mastic around its windows and doors needs looking after like any other building’s.
What to look for in a quote
- How much experience the applicator has
- Is the old sealant removed completely?
- Whether VAT is included
- How the joint is cleaned and prepared
The process
On the day, we start by going over the job with you. We protect the surfaces around the joints before any work starts. The work usually takes a few hours per window, depending on the condition of the joints. Outside jobs in Hilton need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We check the window surrounds and agree which joints need renewing.
- Old, loose mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints
- Mention any parking rules near the property

Related advice
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Work for landlords, hotels and businesses
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
FAQs for Hilton
Does the coastal weather in Hilton affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.
Is Hilton in your area for sand mastic?
Yes. Our work covers the whole of Scotland, and Hilton is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you do commercial work?
Yes. We can plan bigger jobs in stages to suit the site.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Should I use sand mastic or silicone?
That depends on your windows. On many period windows, sand mastic looks right and suits the building and newer frames normally get a flexible sealant.
Are you insured?
Yes. We’re fully insured for domestic and commercial work.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few photos.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
