Sand mastic near Embo

Do you need sand mastic in Embo?

Water gets into small cracks in the mastic and loosens it further. Exposed elevations usually fail first.

The most common problems we see are:

  • Patchy fillers round a sash window
  • Old sand mastic that has cracked, crumbled or fallen out
  • Tired mastic found when preparing windows for paint
  • Draughty sash windows at the surround

If you let a flat or house near Golspie station, any sash windows need sound mastic to keep draughts and rain out.

What your quote should include

  • Who does the work, and how experienced they are
  • Which colour the sealant will be
  • What happens if they find a problem under the old sealant
  • Whether VAT is included

Our hiring checklist

How we handle sand mastic in Embo

We work across Embo renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand, finished to suit the masonry. Common call-outs are for window mastic to renew ahead of painting and gaps where the frame meets the masonry, across stone surrounds, timber door frames and period & listed homes.

Mastic can only go onto a dry joint, so outside work in Embo depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Our work is backed for twelve months, in Embo and everywhere else we cover.

What happens on the day

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours per window, depending on the condition of the joints in most cases. Outside jobs in Embo need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

How to prepare

  • Tell us if parking is tricky
  • Keep children and pets away from the work area
  • Clear items away from the joints we’re working on

Advice

How to look after the new joints

So the new joints stay in good condition:

  • Go gently near the mastic when preparing windows
  • Clear gutters so water does not pour onto the windows
  • Have rotten timber repaired before new mastic goes in
  • Find out about consent before window work on a listed home

Leave the new mastic alone while it firms up. It skins over quickly, but takes longer to harden fully.

It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.

How the job changes by surface

Timber door frames

Sand mastic is used round timber door frames too. The method is the same as for windows.

Stone surrounds

We take care not to mark the stone while raking out the old mastic.

Why deal with it now?

A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic is the traditional material and finishes neatly against the masonry. Around Embo, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

Why Embo clients choose us

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Common questions in Embo

Is sand mastic in a coastal place like Embo any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

Do you cover smaller places like Embo?

Yes, Embo is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Where do you work from?

We are a Crawley-based firm. We work across South East England, London and Scotland.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

How long does the job take?

Typically it takes a few hours per window, depending on the condition of the joints. Larger jobs naturally take longer.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

When something else is needed

In fairness, some problems need a different trade:

  • Masonry that needs repairing
  • Decayed frames that need repair
  • Sash cords, weights and draught-proofing of the sashes

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Windows and doors in Embo

Embo is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Managing a site like Dornoch Academy? Then the mastic around its windows and doors needs looking after like any other building’s.
