New build mastic in Embo
If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. While the builder’s snagging or warranty period runs, report it to them first. If you have cracked caulk along new skirting and shower seals failing in the first year or two, we can help, on windows & doors, show homes and plot handovers alike.
Around smaller Scottish places like Embo, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
Each job carries a 12-month guarantee.

What happens on the day
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours for most snagging lists, longer for a run of plots. For a place like Embo, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each joint is checked for movement before any work starts.
- We remove the failed sealant and clean the joints.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Keep children and pets away from the work area

Will you come out to Embo?
Yes. Embo is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
What does new build mastic cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.
Where are you based?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
My new home is still under warranty. Should I contact you?
Start with your builder while their snagging or warranty period runs. If that doesn’t work out, we’re happy to quote.
Is it worth resealing while the house is still settling?
For failed seals that let water through, the best time is now. For small cosmetic gaps, waiting until the house has settled can save doing them twice.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
For landlords and businesses
We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

New build mastic around Embo
Embo is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
Around Embo, as everywhere, new build mastic is only as good as the preparation behind it. If you’ve bought a new home near Golspie station, the sealant around baths, showers and frames is worth checking in the first year or two.

Honest limits
It helps to know what we can’t do too:
- A tray or bath that isn’t properly supported, until it’s fixed
- Your warranty claim itself, which is between you and the builder
- Structural cracks in walls or ceilings

Why it’s worth doing now in Embo
Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time and most come down to preparation. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.
What you get with us

Show homes
We can refresh show-home sealant that has discoloured or been knocked. We cut it out and reseal neatly.
Quotes for new build mastic in Embo
Some jobs are bigger than they look, and some smaller. What affects the quote:
- When we can work, for business premises
- The type of sealant required
- Mould in or behind the old joints
- Whether the work is at height
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Helping us quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- The type of property
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
